Third Laguna Hills Mutual is a non-profit mutual benefit housing corporation that manages, operates and maintains all common area property within the original 38 mutuals.
A condominium owner has an equal interest in common with other owners within the project in the common area, together with a separate interest in a Unit. The common area consists of building exteriors, carports, and laundry facilities within the mutual's boundaries. The common area is controlled and administered by the Third Laguna Hills Mutual Board of Directors. All condominium owners are required to apply for membership in the corporation. As a Member, the owner has rights and privileges including use of the recreational facilities.
Each condominium owner is required to pay for the common expenses and contribute to reserves. The common expenses and reserve contributions are established by the Board of Directors.

Election: Annually, in October, the Board of Directors is elected to serve staggered three-year terms.
Below are the results of the Third Mutual board elections in order of number of votes received. The top three candidates with the most votes will be seated on the Third Mutual board. The new Third Mutual board members are Craig Wayne, Robert Mutchnick and Ruth Johnson.
New Third board directors will be seated at the annual meeting on Thursday, October 3, at 9:30 a.m. at the principal offices of the corporation at the Community Center at 24351 El Toro Road.

The Architectural Control and Standards Committee recommends approval or denial of all requests for nonstandard alterations and modifications, or alterations that have generated neighbor objection. The Executive Hearing Committee conducts common area damage reimbursement hearings to meet the needs of the community. The committee's closed meeting occurs the fourth Thursday of each month at 9 a.m. in the Community Center Sycamore Room. Please refer to the board calendar for more details.
The Finance Committee oversees the finances and fees related to Third Laguna Hills Mutual. The committee meets every other second Tuesday of the month at 1:30 p.m. in the Community Center Board Room. Please refer to the board calendar for more details.
The Garden Villa Recreation Room Subcommittee oversees the recreation room renovations of the 53 Third Laguna Hills Mutual three-story buildings. The committee meets three times a year in the Community Center Board Room. Please refer to the board calendar for more details.

The Maintenance & Construction Committee oversees the upkeep of all buildings located in the Third Laguna Hills Mutual community. The Resident Policy and Compliance Committee reviews the governing documents for clarity, legality and current applicability and recommends general and specific actions for board approval and implementation. The Water Conservation Committee serves as collaboration between the Third Laguna Hills Mutual board and the Village Management Services Landscape Department regarding water conservation and consumption issues and makes recommendations on matters related to conservation best practices.
