Condominium living
Third Laguna Hills Mutual is a non-profit mutual benefit housing corporation that manages, operates and maintains all common area property within the original 38 mutuals. A condominium owner has an equal interest in common with other owners within the project in the common area, together with a separate interest in a unit.
The common area consists of building exteriors, carports and laundry facilities within the mutual’s boundaries, and is controlled and administered by the Third Laguna Hills Mutual board of directors. All condominium owners are required to apply for membership in the corporation. As a member, the owner has rights and privileges, including use of the recreational facilities. Each condominium owner is required to pay for the common expenses and contribute to reserves. The common expenses and reserve contributions are established by the board of directors.

The Third board meets the third Tuesday of each month at 9:30 a.m. in the Community Center board room. The board of directors is elected to serve staggered three-year terms annually in October.

Notice is hereby given in accordance with Civil Code §5115(b) that “An association shall provide general notice of all of the following at least 30 days before the ballots are distributed: (1) The date and time by which, and the physical address where ballots are to be returned by mail or handed to the inspector or inspector s of elections. (2) The date, time, and location of the meeting at which ballots will be counted. (3) The list of all candidates’ names that will appear on the ballot …”
As of the close of the nomination period, the candidates listed below are slated to appear on the ballot for the annual election of the Third Laguna Hills Mutual board of directors. Four director seats are available, each with a term ending in 2028.

New board directors will be seated at the annual meeting on Friday, October 3, 2025, at 9:30 a.m. at the Laguna Woods Village Community Center, 24351 El Toro Road, Laguna Woods, CA 92637.
Ballots will be mailed Tuesday, August 26, 2025, and may be returned one of two ways:
- Mailed to the UniLect inspector of elections by Thursday, September 25, 2025, at 11 a.m.
- Dropped into the ballot box located in the Community Center lobby until 5 p.m., Thursday, September 25, 2025
Ballots will be counted at a special open Third tabulation meeting on Friday, September 26, 2025, at 9:30 a.m.
If you do not receive your ballot by Monday, September 8, 2025, or if your ballot is lost or damaged, please contact the UniLect inspector of elections’ duplicate request call center at 1-866-466-6455, which is available 24/7 throughout the balloting period.
For any other questions regarding the election, call the UniLect inspector of elections at 1-888-864-5328 (1-888-UniLect). According to state HOA election regulations, only one ballot may be mailed per household/manor. Voting instructions will be included in the ballot package you will receive via mail.
