It will not be posted on the website until close of business on Wednesday,<\/p>\n<p>December 31, 2025. The revisions affect the pages listed below and are not all inclusive:<\/p>\n<p>Page 1 \u2014 The first page was revised in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Added the language \u201cfound on the Laguna Woods Village website under Sales\u201d to<\/p>\n<p>direct readers to United\u2019s Financial Qualifications Policy, which is no longer a part of<\/p>\n<p>the resale packet and is available only on the website.<\/p>\n<p>Updated the membership counselor email address from<\/p>\n<p>salesrequirements@vmesinc.org to sales@vmsinc.org.<\/p>\n<p>LJ<\/p>\n<p>Removed the sales phone number.<\/p>\n<p>Page 2 \u2014 The Table of Contents was revised in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Removed the Seller&#8217;s Authorization to Release of Information.<\/p>\n<p>LJ<\/p>\n<p>Added the Criminal Background Report Instructions.<\/p>\n<p>LJ<\/p>\n<p>Changed the date of the Annual Insurance Disclosure and Policy Summary.<\/p>\n<p>Page 4 \u2014 The Fees chart was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Added the new GRF Trust Facilities Fee<\/p>\n<p>LJ<\/p>\n<p>Added the monthly fees for each additional occupant over two.<\/p>\n<p>Page 5 \u2014 The Escrow Documentation Checklist was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Added the Criminal Background Report in place of the Seller&#8217;s Authorization to<\/p>\n<p>Release of Information form. A criminal background report is now required as part of<\/p>\n<p>the submitted resale packet. The Seller&#8217;s Authorization to Release of Information<\/p>\n<p>form is no longer required because all HOA disclosure documents are now<\/p>\n<p>purchased through HomeWise.<\/p>\n<p>LJ<\/p>\n<p>Under No. 5: Added the language \u201cor Lost Instrument Bond (original).\u201d<\/p>\n<p>LJ<\/p>\n<p>Under No. 15: Added \u201cSee United&#8217;s Financial Qualifications Policy\u201d<br \/>\nLJ<\/p>\n<p>Under new No. 16: Removed the Financial Qualifications Policy and replaced it with<\/p>\n<p>\u201cAssessment\/Charges Guarantor Form (if applicable) \u2014 attached to Financial<\/p>\n<p>Qualifications Policy.\u201d<\/p>\n<p>Under No. 4(a): The words \u201cand Remittance Report and Escrow Closing Information<\/p>\n<p>\u300d<\/p>\n<p>was added and \u201cin duplicate\u201d was removed from the bottom of the page.<\/p>\n<p>Page 6 \u2014 Removed the Seller\u2019s Authorization to Release of Information and added the<\/p>\n<p>Criminal Background Report Instructions.<\/p>\n<p>Page 7 \u2014 Changed Resolution 01-24-28 to Resolution 01-25-06.<\/p>\n<p>Page 9 \u2014 The Resale Notification cover page was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Added the Criminal Background Report (from escrow company).<\/p>\n<p>LJ<\/p>\n<p>Added United Stock Certificate (original) or Lost Instrument Bond (original).<\/p>\n<p>LJ<\/p>\n<p>Added First Inspection Report (from Escrow company).<\/p>\n<p>LJ<\/p>\n<p>Removed \u201cEscrow Closing Information\u201d and \u201cEscrow Closing Notification and<\/p>\n<p>Remittance Report\u201d, since they are a part of the closing documentation.<\/p>\n<p>Added \u201capplicant\u201d in place of \u201cperson on title\u201d on new line No. 9.<\/p>\n<p>Added the words \u201cif applicable\u201d and \u201cinitialed by each buyer\u201d next to those<\/p>\n<p>documents that either need to be initialed or are applicable.<\/p>\n<p>Changed the words \u201cperson on title\u201d to \u201capplicant\u201d next to the words \u201cFinancial<\/p>\n<p>Statement and Credit Information (income and asset verification for each person on<\/p>\n<p>title)\u201d.<\/p>\n<p>LJ<\/p>\n<p>Added the Stock Assignment Separate from Certificate (if applicable).<\/p>\n<p>LJ<\/p>\n<p>Renumbered the list of documents to be enclosed with the resale packet.<\/p>\n<p>Page 11 \u2014 Revised the Escrow Closing Notification and Remittance Report to update the GRF<\/p>\n<p>Trust Facilities Fee amount under 2(j).<\/p>\n<p>Page 16 \u2014 Revamped the middle section under Shareholder\/Membership Application.<\/p>\n<p>Page 17 \u2014 The United Mutual Membership and Occupancy Requirements was updated in the<\/p>\n<p>following ways:<\/p>\n<p>LJ<\/p>\n<p>Removed \u201cor baptismal certificate\u201d under the first paragraph.<\/p>\n<p>LJ<\/p>\n<p>Changed the second paragraph under \u201cMember\u201d to \u201cIn order to reside, the<\/p>\n<p>shareholders must be 55 years of age or older; any other co-occupants who reside<\/p>\n<p>must be at least 45 years of age and reside with the full-time qualified resident,<\/p>\n<p>except a spouse who may be any age. A disabled child\/grandchild may reside<\/p>\n<p>under certain conditions (Section 51.3 of the California Civil Code).\u201d<\/p>\n<p>LJ<\/p>\n<p>Changed the entire section under \u201cCo-occupants\u201d to:<\/p>\n<p>Nonmembers who reside with the approval of the United Mutual Board of<\/p>\n<p>Directors and reside with a full-time qualified resident.<\/p>\n<p>Page | 2<br \/>\nIn order to reside, at least one occupant must be 55 years of age or older; all<\/p>\n<p>other persons who reside must be at least 45 years of age, unless the other<\/p>\n<p>occupant is:<\/p>\n<p>(1) A spouse or cohabitant; or<\/p>\n<p>(2) A primary provider of physical health care.<\/p>\n<p>Note: Care providers are not permitted to use the community facilities, except<\/p>\n<p>when it is directly related to providing necessary support to the member or an<\/p>\n<p>approved resident. A care provider ID card will be issued and must be worn at<\/p>\n<p>all times.<\/p>\n<p>Co-occupants may reside only upon the issuance and approval of an<\/p>\n<p>application for co-occupancy by United Mutual&#8217;s Board of Directors and which<\/p>\n<p>must be executed by all shareholder members.<\/p>\n<p>Added the word \u201capproved\u201d before \u201cbedrooms\u201d under \u201cOccupancy limits.\u201d<\/p>\n<p>Changed the second sentence under \u201cUnit assessments\u201d to read as follows: \u201cAn<\/p>\n<p>additional monthly fee, as established by the housing corporation and GRF will be<\/p>\n<p>charged for each additional occupant.\u201d<\/p>\n<p>Changed the word \u201cBuyer\u201d to \u201cApplicant\u201d at the bottom of the page where each<\/p>\n<p>buyer must initial to acknowledge they have read the document.<\/p>\n<p>Pages 18-20 \u2014 Changed the GRF Trust Facilities Fee documentation to reflect the increased fee<\/p>\n<p>and calculations of the Promissory Note.<\/p>\n<p>Page 21 \u2014 The Financial Statement and Credit Information was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Added the following language at the top of the page, as the Financial Qualifications<\/p>\n<p>Policy was removed from the resale packet: \u201cUnited Mutual&#8217;s Financial<\/p>\n<p>Qualifications Policy can be found here: lagunawoodsvillage.com\/sales-<\/p>\n<p>information.\u201d<\/p>\n<p>Changed the language in the first box from \u201cThe corporation may elect to obtain&#8230;\u201d<\/p>\n<p>to \u201cThe corporation requires each&#8230;.\u201d<\/p>\n<p>Page 23 \u2014 Is the current \u201cAnnual Insurance Disclosure and Policy Summary \u2014 October 1, 2025\u201d<\/p>\n<p>Page 25 \u2014 The Residency Restrictions were updated in the following ways:<\/p>\n<p>Added the word \u201capproved\u201d before \u201cbedrooms, plus one&#8230;\u201d<\/p>\n<p>Added: \u201cCoyotes and other wildlife are active in and around Laguna Woods Village<\/p>\n<p>Wildlife activity is regulated by state and city laws.
