Your cooperation is appreciated and will help prevent delays and disruptions<\/p>\n<p>in processing lease and sublease applications.<\/p>\n<p>LJ<\/p>\n<p>ID cards and gate passes will not be issued until leasing, subleasing and<\/p>\n<p>occupancy applications are approved and staff has emailed confirmation<\/p>\n<p>that the resident may pick up an ID card.<\/p>\n<p>ID cards and gate passes will be available 24 to 48 hours after (1) escrow<\/p>\n<p>closes and (2) staff emails escrow to confirm the closing. Members who<\/p>\n<p>arrive at the Community Services before staff emails this confirmation will<\/p>\n<p>be denied access to the community and instructed to contact their escrow<\/p>\n<p>officer.<\/p>\n<p>Please ensure that lease terms do not overlap or begin immediately after the<\/p>\n<p>prior lease ends for the same unit. Overlapping dates create processing and<\/p>\n<p>access issues for incoming tenants and will result in processing delays. We<\/p>\n<p>recommend allowing at least five business days between leases.<\/p>\n<p>Kindly refrain from calling, emailing or visiting the leasing office to inquire<\/p>\n<p>about application status. You will receive a notification once the application is<\/p>\n<p>processed. Interruptions slow processing times for everyone.<\/p>\n<p>Lease agreement terms between members and lessees should be no more than<\/p>\n<p>12 months for both United Mutual and Third Mutual.<\/p>\n<p>DO NOT provide unit keys to tenants until the board grants approval and<\/p>\n<p>the lease\/sublease application process begins. Doing so will result in<br \/>\ntenant(s) being denied access to the community and may cause confusion and<\/p>\n<p>delay.<\/p>\n<p>DO NOT provide keys to buyers until (1) escrow closes and (2) staff emails<\/p>\n<p>escrow to confirm the closing. Buyers who arrive before staff sends this email<\/p>\n<p>will be denied access to the community and directed to contact their escrow<\/p>\n<p>officer.<\/p>\n<p>Tenants will not receive ID cards, RFID stickers or gate passes for family and<\/p>\n<p>friends prior to the official lease start date. Please instruct tenants to visit the<\/p>\n<p>leasing office on the day their lease begins.<\/p>\n<p>All ID cards for members, occupants, tenants and live-in caregivers must be<\/p>\n<p>returned before new tenants are issued their cards. If cards are not returned,<\/p>\n<p>the member will be charged $125 per missing card, which will be added to the<\/p>\n<p>leasing fees. Please do not send tenants to the leasing office until all cards are<\/p>\n<p>returned or the fee has been paid.<\/p>\n<p>Please ensure all nationwide criminal background checks for United Mutual are<\/p>\n<p>dated within 90 days of submitting the sublease or lodger application. Reports<\/p>\n<p>must include information relating to national security concerns, the Patriot Act,<\/p>\n<p>misdemeanor and felony charges, evictions (for sublease\/lodger applications<\/p>\n<p>only), offense details and convictions, sex offender registration and other relevant<\/p>\n<p>criminal history. The board also requires that reports clearly identify the<\/p>\n<p>databases searched. Applications submitted without sufficient detailed<\/p>\n<p>background checks may be delayed or denied.<\/p>\n<p>Rushes require three full business days, beginning the day after the application<\/p>\n<p>is submitted.<\/p>\n<p>Realtors and escrow officers, please inform staff and clients of these guidelines.<\/p>\n<p>Important: Please always refer to the website at lagunawoodsvillage.com for the most<\/p>\n<p>current documents.<\/p>\n<p>Please email realtorforums@vmsinc.org with any questions.
