[] Yes [] No<\/p>\n<p>Revised 12\/2025<br \/>\ny<\/p>\n<p>HILLS<\/p>\n<p>THIRD LAGUNA<\/p>\n<p>A<\/p>\n<p>L<\/p>\n<p>Application for Co-occupancy Permit \u2014 Page 2<\/p>\n<p>Primary rules governing occupancy \u2014 Third Laguna Hills Mutual<\/p>\n<p>The parties to this agreement are the mutual corporation, hereinafter referred to as \u201cthe mutual\u2019; the member, hereinafter<\/p>\n<p>referred to as \u201cmember,\u201d and whose signature appears on the reverse side of this application; and the applicant(s) for<\/p>\n<p>occupancy, hereinafter referred to as \u201cco-occupant,\u201d and whose signature appears on the reverse side of this application.<\/p>\n<p>In consideration of their mutual undertakings, and by executing this application, the parties hereto agree as follows:<\/p>\n<p>1<\/p>\n<p>Co-occupant shall be entitled to occupy the unit indicated on the reverse side of this application.<\/p>\n<p>2<\/p>\n<p>Co-occupant and member affirm their intent that the co-occupant will reside in this unit and that occupant is 45<\/p>\n<p>years of age or older, or is the spouse or registered domestic partner of the qualifying resident, or is a disabled<\/p>\n<p>child\/grandchild.<\/p>\n<p>Non-members may reside only if they are approved to co-occupy (and meet the requirements of Section 2 above),<\/p>\n<p>and reside with a qualifying member who is at least 55 years of age.<\/p>\n<p>Co-occupant shall be entitled to the use and enjoyment of the facilities and services provided by the Golden Rain<\/p>\n<p>Foundation on the same basis as members of the foundation, but will have neither ownership nor voting rights in<\/p>\n<p>the foundation or any mutual.<\/p>\n<p>Member shall be responsible for the conduct and deportment of the co-occupant.<\/p>\n<p>Co-occupant shall be subject to the same rules, regulations and restrictions that are applicable to the member,<\/p>\n<p>except with respect to payment of carrying charges. If co-occupant ever shall become the legal or equitable owner<\/p>\n<p>of the membership, co-occupant will apply for membership in the mutual in the form generally used by the mutual<\/p>\n<p>and will pay all amounts due pursuant to the CC&#038;R\u2019s.<\/p>\n<p>Member and co-occupant shall be equally responsible for payment of any charges incurred by co-occupant in<\/p>\n<p>respect to service provided by Golden Rain Foundation or the mutual.<\/p>\n<p>Member agrees to pay to the mutual an additional sum each month for each occupant of the unit in excess of two,<\/p>\n<p>at the rate prescribed by the mutual and\/or GRF.<\/p>\n<p>Members shall be responsible for canceling the co-occupancy status and returning co-occupant\u2019s ID when<\/p>\n<p>occupant ceases to reside in the unit.<\/p>\n<p>10<\/p>\n<p>Any party may terminate this agreement at any time upon 30 days written notice to the other parties to this<\/p>\n<p>agreement.<\/p>\n<p>1<\/p>\n<p>In order to induce the mutual to execute this agreement, the other parties agree that they have no rights against<\/p>\n<p>the mutual as a direct or indirect result of the execution of this agreement, and in the event that there are any<\/p>\n<p>expenses incurred by the mutual to enforce the terms of this agreement, or to remove or take other action, or to<\/p>\n<p>defend any action relative to member or co-occupant, as a direct or indirect result of this agreement, member and<\/p>\n<p>co-occupant agree to hold the mutual harmless from and to pay all costs or expenses incurred by the mutual,<\/p>\n<p>including, but not limited to, attorney\u2019s fees, court costs or related expenses.<\/p>\n<p>12<\/p>\n<p>Guests may stay a maximum of 60 days per year, and only while the qualifying senior resident is in residence.<\/p>\n<p>Notice to members and applicants<\/p>\n<p>Approval of this application by the mutual, in and of itself, does not confer any right on the co-occupant other than the<\/p>\n<p>revocable right to occupy the unit named on the reverse of this form. As indicated, both member and the mutual generally<\/p>\n<p>have the right to terminate occupant status at any time, without cause, provided, however, that Section 51.3 of the<\/p>\n<p>California Civil Code may be interpreted to inhibit this right of termination in certain circumstances.<\/p>\n<p>Revised 12\/2025<br \/>\nNA HILLS<\/p>\n<p>Unit number<\/p>\n<p>THIRD LAGU<\/p>\n<p>AL<\/p>\n<p>Important Information for Third Laguna Hills Mutual<\/p>\n<p>Laguna Woods Village is an independent-lifestyle and age-restricted community (as defined by California Civil Code<\/p>\n<p>\u00a751.3) that does not provide any form of healthcare or assisted living. Each resident is responsible for his\/her own<\/p>\n<p>care and welfare. All caregivers need to be approved by the Mutual.<\/p>\n<p>Third Mutual is a common interest development with rules and regulations regarding, residency, parking, pets,<\/p>\n<p>traffic, storage, noise, etc.<\/p>\n<p>The Mutual insures only the exterior walls of the units. Owners need to seek advice from their own insurance<\/p>\n<p>agent regarding condominium insurance (HOB) for personal possessions, all things inside the manor, and any<\/p>\n<p>exterior upgrades or alterations.<\/p>\n<p>Appearance of the Community is important, and residents are required to keep their balconies, patios, walkways and<\/p>\n<p>carports free from clutter.<\/p>\n<p>When moving into the Community, residents are asked to break down and stack moving boxes next to trash<\/p>\n<p>dumpsters or at curbside for routine pickup. Please be advised that there are weight and volume restrictions. Call<\/p>\n<p>CR&#038;R at 949-625-6735 to arrange to have excessive moving material hauled away as a chargeable service. When<\/p>\n<p>moving out of the Community, the resident is responsible for hauling away excessive materials\/furniture.<\/p>\n<p>Owners are required to check with the Manor Alterations Department before making any structural or landscape<\/p>\n<p>alteration. Alterations are prohibited without prior review and Mutual consent and\/or city permits may be needed.<\/p>\n<p>Contact the Manor Alterations Department at 949-597-4616 or alterations@vmsinc.org to inquire on what is<\/p>\n<p>required. Owners are financially responsible for the maintenance of alterations, even if the Mutual performs the<\/p>\n<p>work. Contractors trash must not be put into any Community dumpsters.<\/p>\n<p>Relatives and other guests may stay overnight for a total of 60 days in any 12-month period, but may not stay in the<\/p>\n<p>unit during the absence of the member. Non-frequent guests, vendors and contractors are to be called through the<\/p>\n<p>gate (949-597-4301) or registered through dwellingLive.<\/p>\n<p>Board approval is required for all persons wishing to reside in the Community. Contact Community Services at 949-<\/p>\n<p>268-2393 before any change in residency status.<\/p>\n<p>The use of the elevator when moving into a multistory building requires the placement of elevator protection<\/p>\n<p>pads, which can be requested through Security Dispatch, 949-580-1400.<\/p>\n<p>10<\/p>\n<p>Condominium owners receive property tax notices and billings directly from the OC Tax Assessor&#8217;s Office 714-834-<\/p>\n<p>2727. Owners are responsible for paying their own taxes.<\/p>\n<p>11<\/p>\n<p>Third Mutual has reached its 25% leasing cap and new owners may not be permitted to lease their unit until the<\/p>\n<p>current leasing percentage dips below 25%.<\/p>\n<p>12<\/p>\n<p>All cars, trucks, RVs, golf cars, golf carts and electric personal assistive mobility devices must be registered and<\/p>\n<p>any fees paid for the required community permits.<\/p>\n<p>13<\/p>\n<p>Coyotes and other wildlife are active in and around Laguna Woods Village. Wildlife activity is regulated by state and<\/p>\n<p>city laws.
