{"id":48616,"date":"2017-07-19T00:00:00","date_gmt":"2017-07-19T07:00:00","guid":{"rendered":"https:\/\/dev-laguna-woods.pantheonsite.io\/document\/united-standard-33-planter-walls\/"},"modified":"2024-11-21T14:16:47","modified_gmt":"2024-11-21T22:16:47","slug":"united-standard-33-planter-walls","status":"publish","type":"document","link":"https:\/\/lagunawoodsvillage.com\/zh_hk\/document\/united-standard-33-planter-walls\/","title":{"rendered":"\u806f\u5408\u6a19\u6e96 33 \u82b1\u76c6\u7246"},"content":{"rendered":"<p>UNITED LAGUNA WOODS MUTUAL<\/p>\n<p>SECTION 33 PLANTER WALLS<\/p>\n<p>MAY 2004, RESOLUTION 01-04-71<\/p>\n<p>GENERAL REQUIREMENTS REVISED JUNE 2011, RESOLUTION 01-11-104<\/p>\n<p>GENERAL REQUIREMENTS REVISED JANUARY 2016, RESOLUTION 01-16-08<\/p>\n<p>1.0<\/p>\n<p>GENERAL REQUIREMENTS<\/p>\n<p>1.1<\/p>\n<p>PERMITS AND FEES: A Mutual Consent for Manor Alterations<\/p>\n<p>Department is required for all alterations to the building. A City of<\/p>\n<p>Laguna Woods permit may be required. All fees for both Mutual and<\/p>\n<p>City permits shall be paid for by the Member and\/or his contractor.<\/p>\n<p>Member and\/or his contractor must supply the Manor Alterations<\/p>\n<p>Department office with City permit numbers prior to beginning work.<\/p>\n<p>1.2<\/p>\n<p>MEMBERS RESPONSIBILITY: The Member is solely responsible for<\/p>\n<p>the maintenance and repair of all alterations to the building. Removal<\/p>\n<p>may be required upon sale of a manor, or deterioration of the<\/p>\n<p>alteration. Further, Member(s) are expected to provide neighboring<\/p>\n<p>residents an estimated timeline for construction, and advance notice<\/p>\n<p>of excessive construction-related noise that may occur.<\/p>\n<p>1.3<\/p>\n<p>CODES AND REGULATIONS: All work shall comply with applicable<\/p>\n<p>local, state, and federal requirements including but not limited to the<\/p>\n<p>current edition of the Uniform Building Code.<\/p>\n<p>1.4<\/p>\n<p>WORK HOURS: Contractors working for residents at individual<\/p>\n<p>manors and in carports are permitted to work from 9:00 AM \u2014<\/p>\n<p>5:00 PM Monday through Friday. No work whatsoever shall be<\/p>\n<p>permitted on Saturday and Sunday, and construction is<\/p>\n<p>restricted to 6 months out of every 12 months of the year.<\/p>\n<p>1.5<\/p>\n<p>PLANS: The Member applying for a Mutual Consent for Manor<\/p>\n<p>Alteration(s) shall provide to the Manor Alterations Department a<\/p>\n<p>detailed plan(s) for approval indicating all work to be done, i.e., size,<\/p>\n<p>location, description and specifications.<\/p>\n<p>1.6<\/p>\n<p>DUMPSITES: The premises shall be kept free from accumulation of<\/p>\n<p>waste materials and\/or rubbish caused by the construction work.<\/p>\n<p>Member and\/or his contractor is responsible for removal of debris and<\/p>\n<p>excess material and must leave work areas &#8220;BROOM CLEAN&#8221; daily.<\/p>\n<p>1<\/p>\n<p>OF 3<br \/>\nUSE OF COMMUNITY DUMPSITES FOR CONSTRUCTION<\/p>\n<p>RELATED DUMPING IS NOT PERMITTED. Contractor&#8217;s dumpsters,<\/p>\n<p>if required, must have location approved by the Manor Alterations<\/p>\n<p>Department office.<\/p>\n<p>1.7<\/p>\n<p>CONTRACTOR: Installation must be performed by a California<\/p>\n<p>licensed contractor of the appropriate trade.<\/p>\n<p>1.8<\/p>\n<p>CONTRACTOR&#8217;S CONDUCT: Member&#8217;s contractor(s), their<\/p>\n<p>personnel, and sub-contractors shall refrain at all times from using<\/p>\n<p>profanity, abusive or loud language, and must wear shirts at all times.<\/p>\n<p>Radio, MP3, CD or cassette players are not permitted on the project<\/p>\n<p>site. Contractor personnel will, at all times, extend and exhibit a<\/p>\n<p>courteous demeanor to residents.<\/p>\n<p>2.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>21<\/p>\n<p>Planter walls shall be defined as any masonry items set in concrete,<\/p>\n<p>held together with mortar, or more than one course in height, and shall<\/p>\n<p>be subject to the requirements set forth in the following sections.<\/p>\n<p>2.2<\/p>\n<p>All planter walls shall be of castaic used brick, or other block materials<\/p>\n<p>currently installed and approved by the Mutual.<\/p>\n<p>23<\/p>\n<p>Placement of planter walls will be adjacent to the building walls, walks,<\/p>\n<p>and patios.<\/p>\n<p>Planter walls shall be within 48&#8243; of such areas and be<\/p>\n<p>constructed so that a minimum of1\u201d is between the planter wall and<\/p>\n<p>the building structure to allow for proper drainage.<\/p>\n<p>24<\/p>\n<p>Planter walls shall be no higher than 12&#8243; as constructed along level<\/p>\n<p>surfaces. In areas where irregularities in the grounds exist, additional<\/p>\n<p>courses may be added to the height of the wall to maintain a level<\/p>\n<p>running height.<\/p>\n<p>2.5<\/p>\n<p>A 4&#8243; concrete mowing strip shall be poured along side the planter wall<\/p>\n<p>in all cases where grass abuts the wall.<\/p>\n<p>(4\u201d minimum thickness is<\/p>\n<p>required.)<\/p>\n<p>2.6<\/p>\n<p>Applications for planters along building walls must be sloped away<\/p>\n<p>from the building and allow a minimum of 6\u201d between the stucco<\/p>\n<p>screed or bottom sill plate and the finished grade, maintaining the<\/p>\n<p>building code requirement.<\/p>\n<p>2.7<\/p>\n<p>Planter walls shall not be built on the berm or crest of any bank or in<\/p>\n<p>yard areas that will create new planting areas not already designated<\/p>\n<p>as such.<\/p>\n<p>OF 3<br \/>\n2.8<\/p>\n<p>In all cases, prior to issuance of a Mutual Consent for Manor<\/p>\n<p>Alterations Department and before construction begins, a drawing will<\/p>\n<p>be provided to the Manor Alterations Department Office for review and<\/p>\n<p>adjustments to meet the intent of this section.<\/p>\n<p>2.9<\/p>\n<p>No planter walls will be allowed around trees.<\/p>\n<p>3.0<\/p>\n<p>PREPARATIONS<\/p>\n<p>3.41<\/p>\n<p>In each case, the site will be inspected by the Manor Alterations<\/p>\n<p>Department Office prior to work for adjustments pertaining to this<\/p>\n<p>section.<\/p>\n<p>3.2<\/p>\n<p>No planter wall will be allowed that will hinder yard drainage.<\/p>\n<p>3.3<\/p>\n<p>No planter wall will be allowed in areas where access for maintenance<\/p>\n<p>is required.<\/p>\n<p>3.4<\/p>\n<p>In no case will concrete cover over sprinklers, sprinkler lines, or other<\/p>\n<p>related items.<\/p>\n<p>5.0<\/p>\n<p>SPRINKLER REVISIONS<\/p>\n<p>5.1<\/p>\n<p>Sprinklers will be revised only by the Mutual&#8217;s designated Landscape<\/p>\n<p>crews.
