1.0<\/p>\n
GENERAL REQUIREMENTS<\/p>\n
1.1<\/p>\n
PERMITS AND FEES: A Mutual Consent for Manor Alterations is<\/p>\n
required for all alterations to the building. A City of Laguna Woods<\/p>\n
permit may be required. All fees for both Mutual and City permits shall<\/p>\n
be paid for by the Member and\/or his contractor. Member and\/or his<\/p>\n
contractor must supply the Manor Alterations Department office with<\/p>\n
City permit numbers prior to beginning work.<\/p>\n
1.2<\/p>\n
MEMBERS RESPONSIBILITY: The Member is solely responsible for<\/p>\n
the maintenance and repair of all alterations to the building. Removal<\/p>\n
may be required upon sale of a manor, or deterioration of the<\/p>\n
alteration. Further, Member(s) are expected to provide neighboring<\/p>\n
residents an estimated timeline for construction, and advance notice<\/p>\n
of excessive construction-related noise that may occur.<\/p>\n
1.3<\/p>\n
CODES AND REGULATIONS: All work shall comply with applicable<\/p>\n
local, state, and federal requirements including but not limited to the<\/p>\n
current edition of the Uniform Building Code.<\/p>\n
1.4<\/p>\n
WORK HOURS: Contractors working for residents at individual<\/p>\n
manors and in carports are permitted to work from 9:00 AM \u2014<\/p>\n
5:00 PM Monday through Friday. No work whatsoever shall be<\/p>\n
permitted on Saturday and Sunday, and construction is<\/p>\n
restricted to 6 months out of every 12 months of the year.<\/p>\n
1.5<\/p>\n
PLANS: The Member applying for a Mutual Consent for Manor<\/p>\n
Alteration(s) shall provide to the Manor Alterations Department a<\/p>\n
detailed plan(s) for approval indicating all work to be done, i.e., size,<\/p>\n
location, description and specifications.<\/p>\n
1.6<\/p>\n
DUMPSITES: The premises shall be kept free from accumulation of<\/p>\n
waste materials and\/or rubbish caused by the construction work.<\/p>\n
Member and\/or his contractor is responsible for removal of debris and<\/p>\n
excess material and must leave work areas “BROOM CLEAN” daily.<\/p>\n
USE OF COMMUNITY DUMPSITES FOR CONSTRUCTION
\nRELATED DUMPING IS NOT PERMITTED. Contractor’s dumpsters,<\/p>\n
if required, must have location approved by the Manor Alterations<\/p>\n
Department office.<\/p>\n
1.7<\/p>\n
CONTRACTOR: Installation must be performed by a California<\/p>\n
licensed contractor of the appropriate trade.<\/p>\n
1.8<\/p>\n
CONTRACTOR’S CONDUCT: Member’s contractor(s), their<\/p>\n
personnel, and sub-contractors shall refrain at all times from using<\/p>\n
profanity, abusive or loud language, and must wear shirts at all times.<\/p>\n
Radio, MP3, CD or cassette players are not permitted on the project<\/p>\n
site. Contractor personnel will, at all times, extend and exhibit a<\/p>\n
courteous demeanor to residents.<\/p>\n
2.0<\/p>\n
APPLICATION<\/p>\n
2.1<\/p>\n
Installation of qualified off-the-shelf shades (sun screens) by a<\/p>\n
professional is strongly encouraged for the safety of the Member and<\/p>\n
the quality of the installation. Installation of custom ordered shades<\/p>\n
must be done by a professional (see paragraph 1.7 above.)<\/p>\n
22<\/p>\n
All shades (sun screens) shall be made of a solar screen fabric<\/p>\n
(Textilene, or equivalent) that blocks 80% of the sun\u2019s rays, and be of<\/p>\n
a roll-up design.<\/p>\n
23<\/p>\n
Shades (sun screens) shall be Desert Sand, or equivalent, in color.<\/p>\n
24<\/p>\n
The edges of the material must be straight. No scalloped or<\/p>\n
decorative edges will be allowed.<\/p>\n
25<\/p>\n
Guide wires or clips are permissible but they cannot be attached to<\/p>\n
balcony decks. Guide wires, if used, must be installed so that they do<\/p>\n
not create tripping hazards.<\/p>\n
2.6<\/p>\n
Powered shades (sun screens) and timers are permitted. Automatic<\/p>\n
sensors for the powered unit requires approval of a variance.<\/p>\n
2.7<\/p>\n
Electrical wiring must be installed in electrical conduit, and wiring run<\/p>\n
lengths should be minimized. Junction boxes and conduit must be<\/p>\n
painted to conform to the approved paint color for the building.<\/p>\n
Electrical work must be performed by a California licensed contractor.<\/p>\n
2.8<\/p>\n
Track mounted, or side channel, shades (sun screens) are not<\/p>\n
permitted.<\/p>\n
2.9<\/p>\n
Shades (sun screens) shall be hung only in a vertical position.
\n2.10<\/p>\n
No shade (sun screen) shall be installed that is outside of the footprint<\/p>\n
of a patio or balcony.<\/p>\n
2.11<\/p>\n
If the patio or balcony has a wall or railing, then the shades (sun<\/p>\n
screens) must hang inside the perimeter of the wall or railing.<\/p>\n
2.12<\/p>\n
Shades (sun screens) must be hung parallel to the wall or railing.<\/p>\n
2.13<\/p>\n
No shades (sun screens) can hang directly over a door or window,<\/p>\n
and shades (sun screens) cannot be mounted to the wall of the<\/p>\n
Manor.<\/p>\n
2.14<\/p>\n
No shades (sun screens) shall be allowed that encroach upon a<\/p>\n
neighbor’s view.<\/p>\n
2.15<\/p>\n
Metal housings that enclose the raised shade (sun screen) and roller<\/p>\n
mechanism are permissible.<\/p>\n
2.16<\/p>\n
Any wood ledgers added to the manor during the installation must<\/p>\n
match the color of the surface to which they are attached, per the<\/p>\n
Mutual’s exterior paint program.<\/p>\n
2.17<\/p>\n
Fasteners shall be properly sealed to prevent moisture intrusion.<\/p>\n
2.18<\/p>\n
Balcony floors may not be penetrated.<\/p>\n
2.19<\/p>\n
Shades (sun screens) must be removed, or replaced, at the Mutual<\/p>\n
Member’s expense, when the shades become discolored, damaged<\/p>\n
