Effective immediately, the following rules apply to real estate signs for United Mutual and Third<\/p>\n
Mutual:<\/p>\n
\u201cFor Sale\u201d Signs<\/p>\n
1<\/p>\n
A maximum of one \u201cFor Sale\u201d or \u201cFor Lease\u201d or \u201cFor Rent\u201d sign may be placed at a manor. It may<\/p>\n
be in a window, on a gate or on a post placed within one foot of the building. Signs are not<\/p>\n
allowed on balcony or stairway railings. The maximum size is 24 inches by 24 inches, and if<\/p>\n
placed in a window it may be no larger than 20% of the window size. No illumination is allowed.<\/p>\n
The maximum character size is 12 inches. There is no restriction as to how long the sign may<\/p>\n
remain posted. Security will photograph, and where feasible, remove excessive or improperly<\/p>\n
posted signs. Signs will be held at the Laguna Woods Village Security office for 30 days. Laguna<\/p>\n
Woods Village and Village Management Services Inc. are not responsible for loss or damage of<\/p>\n
signs.<\/p>\n
If the real estate agent chooses to place the one sign per manor in the window, the sign must be<\/p>\n
no larger than 20% of the window size, which may require a sign smaller than 24 inches by 24<\/p>\n
inches.<\/p>\n
If the property for sale, lease or rent is on the second or third floor of a three-story building, and<\/p>\n
there is not a window directly facing the street or walkway, the one sign may be affixed to the<\/p>\n
railing closest to the front door of the manor.<\/p>\n
The preference for material is white corrugated plastic. Other material is acceptable as long as it<\/p>\n
is white and the color of the design and lettering is an exact match to the supplied approved<\/p>\n
design.<\/p>\n
\u201cOpen House\u201d Signs<\/p>\n
1. \u201cOpen House\u201d signs may be present on Saturday and Sunday from 10 a.m. to 5 p.m. They may also be<\/p>\n
present on Wednesday and Thursday from 9 a.m. to 2 p.m. in conjunction with broker preview events.<\/p>\n
2. At the entrance to or anywhere within a cul-de-sac, a maximum of three \u201cOpen House\u201d signs per<\/p>\n
manor may be placed. These signs may be up to 24 inches by 24 inches in size. There are no other<\/p>\n
specifications regarding the appearance of these signs. Security will photograph, then remove excessive<\/p>\n
or improperly posted signs.<\/p>\n
3. \u201cOpen House\u201d directional (designated by an arrow) signs may be placed at street intersections and<\/p>\n
cul-de-sac entrances only. No mid-block signs are allowed.<\/p>\n
4. Directional signs must conform to the approved design: 24 inches by 9 inches corrugated plastic and<\/p>\n
using approved colors, font and logo (see example below).
\n4a. Signs are available for purchase from Real Estate Signs & Supplies (RESS) 949-855-1355. RESS has<\/p>\n
extended a discount for signs to be used in Laguna Woods Village. Please see attached design and price<\/p>\n
sheet.<\/p>\n
5. At any street intersection or cul-de-sac entrance there may be no more than a) one directional sign<\/p>\n
pointing in any one direction, and b) four total directional signs, regardless of the number of open<\/p>\n
houses in the vicinity.<\/p>\n
6. The rules allow for both a 24-inch-by-24-inch sign and a 24-inch-by-9-inch directional sign to be<\/p>\n
placed at a cul-de-sac entrance.<\/p>\n
7. Security will photograph, then remove all duplicate, excessive and improperly placed directional signs<\/p>\n
If security personnel know which properly placed sign was installed first, they will remove the<\/p>\n
subsequently placed sign(s). If security personnel do not know which properly placed sign was installed<\/p>\n
first, they will randomly remove the excessive sign(s) with courtesy to other real estate professionals.<\/p>\n
Security is not responsible for the return of signs that do not conform to these guidelines. Real estate<\/p>\n
professionals who use improper signage run the risk of permanently losing said signage.<\/p>\n
8. Removed signs will be deposited at the Security Office located in the maintenance yard off El Toro<\/p>\n
Road and disposed of every Wednesday in accordance with current practice.<\/p>\n
This policy is effective June 1, 2019. No changes to the fonts, layout or design are permitted. No logos or<\/p>\n
photos are permitted.<\/p>\n
