GENERAL REQUIREMENTS<\/p>\n

APPLICATIONS<\/p>\n

All walls shall be of slumpstone block 4x4x16, 4x6x16, or 6x6x16<\/p>\n
slumpstone or block to match existing wall.<\/p>\n
2.2<\/p>\n
Block will be painted in conformance with the Mutual’s policy on exterior<\/p>\n
paint colors. Excess mortar will be removed. Weep holes of the proper<\/p>\n
size and location shall be provided as needed.<\/p>\n
3.0<\/p>\n
PREPARATIONS<\/p>\n
3.41<\/p>\n
In each case, the site will be inspected by the Alterations Division prior to<\/p>\n
work for adjustments pertaining to this section.<\/p>\n
3.2<\/p>\n
No block walls will be allowed that will hinder yard drainage.<\/p>\n
3.3<\/p>\n
No block walls will be allowed in areas where access for maintenance is<\/p>\n
required.<\/p>\n
3.4<\/p>\n
In no case will a block wall or its related components cover sprinklers,<\/p>\n
sprinkler lines, or other related items.<\/p>\n
3.5<\/p>\n
No block wall will be allowed that may encroach upon a view of a<\/p>\n
neighboring manor as determined by the Alterations Division.<\/p>\n
3.6<\/p>\n
No block walls will be permitted in Common Area<\/p>\n
4.0<\/p>\n
APPLICATIONS<\/p>\n
4.1<\/p>\n
No wall shall be over 5 feet in or under 12 inches in height. Existing patio<\/p>\n
block walls may be raised or lowered in accordance with these dimensions<\/p>\n
and the location as determined by the Alterations Division.
\n4.2<\/p>\n
Gates constructed in accordance with Mutual Standard 17: Patio Gates<\/p>\n
and Courtyard Doors may be incorporated into a block wall as approved<\/p>\n
by the Alterations Division.<\/p>\n
4.3<\/p>\n
Gaps between patio block walls may be filled in with materials that are in<\/p>\n
accordance with Mutual Standard 16: Fences, Wrought Iron and Mutual<\/p>\n
Standard 17: Patio Gates and Courtyard Doors to match any existing gate.<\/p>\n
4.4<\/p>\n
Wrought iron fencing constructed in accordance with Mutual Standard 16:<\/p>\n
Fences, Wrought Iron may be incorporated on a block wall as approved by<\/p>\n
the Alterations Division.<\/p>\n
4.5<\/p>\n
Walls may be covered with stucco to match the building. The stucco finish<\/p>\n
must match the existing texture and color. Grout lines must be flush with<\/p>\n
existing block prior to stucco application. Brick or tile caps may be<\/p>\n
permitted.<\/p>\n
4.6<\/p>\n
All walls shall be constructed within the approved patio dimensions. Patio<\/p>\n
slabs shall not be extended without written approval of the Board. All walls<\/p>\n
shall be constructed on engineered footings. Planting areas between the<\/p>\n
wall and slab are acceptable. Maintenance of these planter areas shall<\/p>\n
become the sole responsibility of the Mutual member.<\/p>\n
4.7<\/p>\n
Lattice or bamboo panels are not allowed on block walls.<\/p>\n
5.0<\/p>\n
SPRINKLER REVISIONS<\/p>\n
5.1<\/p>\n
Sprinklers will be revised only by the Mutual’s designated Landscape<\/p>\n
crew; the cost of such revisions shall be borne by the Mutual Member.<\/p>\n
5.2<\/p>\n
No sprinklers will be placed inside any patio area by the Mutual’s<\/p>\n
designated Landscape crews, and any systems added shall not be<\/p>\n
connected to the Mutual-owned system.<\/p>\n
6.0<\/p>\n
OPENINGS IN WOOD FRAMED PATIO WALLS<\/p>\n
6.1<\/p>\n
The size of openings is optional and must be approved by the Alterations<\/p>\n
Division.<\/p>\n
6.2<\/p>\n
Openings must be located such as to maintain symmetry along the patio<\/p>\n
wall. The top of an opening shall be in line with the top of the windows of<\/p>\n
the manor. The first opening shall set a size and location precedent for<\/p>\n
any future openings on patio walls on the same side of the building.<\/p>\n
6.3<\/p>\n
The finished openings must match the existing finish on the patio wall.<\/p>\n
Wood finish trim or brick veneer is not allowed.<\/p>\n
6.4<\/p>\n
Neighbor Awareness Forms may be required as determined by the<\/p>\n
