Section 41 Electric Vehicle Charging Stations<\/p>\n

1.0<\/p>\n
GENERAL REQUIREMENTS<\/p>\n
1.1<\/p>\n
PERMITS AND FEES: A Mutual Consent for Manor Alterations is<\/p>\n
required for all alterations to the building. A City of Laguna Woods<\/p>\n
permit may be required. All fees for both Mutual and City permits shall<\/p>\n
be paid for by the Member and\/or his or her contractor. Member and\/or<\/p>\n
his or her contractor must provide the Manor Alterations Department<\/p>\n
with City permit number(s) prior to beginning work.<\/p>\n
1.2<\/p>\n
MEMBERS’ RESPONSIBILITY: The Member is solely responsible for<\/p>\n
the maintenance, repair, and\/or removal of all alterations to the<\/p>\n
building.<\/p>\n
1.3<\/p>\n
CODES AND REGULATIONS: All work shall comply with all<\/p>\n
applicable local, state, and federal requirements including, but not<\/p>\n
limited to, the current edition of the National Electric Code (NEC).<\/p>\n
1.4<\/p>\n
WORK HOURS: Contractors working for residents at individual<\/p>\n
manors and in carports are permitted to work from 9:00 AM \u2014<\/p>\n
5:00 PM Monday through Friday. No work whatsoever shall be<\/p>\n
permitted on Saturday and Sunday, and construction is<\/p>\n
restricted to 6 months out of every 12 months of the year.<\/p>\n
1.5<\/p>\n
PLANS: The Member applying for a Mutual Consent for Manor<\/p>\n
Alteration(s) shall provide to the Manor Alterations Department a<\/p>\n
detailed plan(s) for approval indicating all work to be done, i.e., size<\/p>\n
location, description and specifications.<\/p>\n
1.6<\/p>\n
DUMPSITES: The premises shall be kept free of accumulation of<\/p>\n
waste materials and\/or rubbish caused by construction work. The<\/p>\n
Member and\/or his or her contractor is responsible for removal of<\/p>\n
debris and excess material and must leave work areas “BROOM<\/p>\n
CLEAN” daily. USE OF COMMUNITY DUMPSITES FOR<\/p>\n
CONSTRUCTION RELATED DUMPING IS NOT PERMITTED.<\/p>\n
Contractor’s or Member’s dumpsters, if required, must have location<\/p>\n
approved by the Manor Alterations Department.
\n1.7<\/p>\n
CONTRACTOR: Installation must be performed by a California<\/p>\n
licensed contractor of the appropriate trade.<\/p>\n
1.8<\/p>\n
CONTRACTOR\u2019S CONDUCT: Member’s contractor’s, their personnel,<\/p>\n
and sub-contractors shall refrain at all times from using profanity,<\/p>\n
abusive or loud language, and must wear shirts at all times. Radio,<\/p>\n
MP3, CD or cassette players are not permitted on the project site.<\/p>\n
Contractor personnel will, at all times, extend and exhibit a courteous<\/p>\n
demeanor to residents.<\/p>\n
2.0<\/p>\n
ELECTRICAL POWER SOURCE<\/p>\n
21.<\/p>\n
Detailed site specific plans, wet stamped and signed by a California<\/p>\n
Licensed Electrical Engineer, showing electrical power source<\/p>\n
connection location, Electric Vehicle Charging Station location and<\/p>\n
routing of conduit must be submitted to the Manor Alterations<\/p>\n
Department for approval.<\/p>\n
2.2<\/p>\n
The use of the Mutual\u2019s main electrical service panel to a multi-unit<\/p>\n
building to accommodate the installation of electric vehicle Charging<\/p>\n
Station is strictly prohibited.<\/p>\n
23<\/p>\n
The use of Laundry Room, Carport, and any other Mutual electrical<\/p>\n
circuits serving common area to charge an electric automobile is<\/p>\n
strictly prohibited.<\/p>\n
24<\/p>\n
The use of Laundry Room, Carport, and any other Mutual electrical<\/p>\n
circuits serving common area to accommodate the installation of<\/p>\n
electric vehicle Charging Station is strictly prohibited.<\/p>\n
2.5<\/p>\n
A written approval from Southern California Edison for the electrical<\/p>\n
power source connection to Edison equipment must be submitted to<\/p>\n
the Manor Alterations Department.<\/p>\n
2.6<\/p>\n
The Mutual Member is responsible for all costs associated with the<\/p>\n
installation of a new meter and payment for electrical service.<\/p>\n
2.7<\/p>\n
The Mutual Member is required to use a California Licensed<\/p>\n
and Certified Electrical Contractor for the installation of the<\/p>\n
Electric Vehicle Charging Station.
\n3.0<\/p>\n
LOCATION<\/p>\n
3.41<\/p>\n
The location of the Electric Vehicle Charging Station is restricted to<\/p>\n
the Mutual Member’s carport parking space.<\/p>\n
3.2<\/p>\n
The location of new meters is restricted to the Mutual Member’s<\/p>\n
carport parking space or as approved by Southern California Edison<\/p>\n
and the Manor Alterations Department.<\/p>\n
3.3<\/p>\n
If the proposed Electric Vehicle Charging Station, and or any<\/p>\n
electrical conduit and any other equipment, including the electric<\/p>\n
meter is approved to be located on Common Area, the Mutual<\/p>\n
Member will be required to record a Common Area Use<\/p>\n
Agreement.<\/p>\n
3.4<\/p>\n
The Electrical Vehicle Charging Station shall be installed in<\/p>\n
in accordance with manufacturer’s guidelines and shall be<\/p>\n
suitable for the environment (indoor\/outdoor) where it is to be<\/p>\n
located.<\/p>\n
3.5<\/p>\n
Adequate barriers must be installed to protect the Electrical Vehicle<\/p>\n
Charging Station.<\/p>\n
3.6<\/p>\n
If the installation is in an area subject to flooding, the Electric Vehicle<\/p>\n
Charging Station shall be elevated or designed accordingly.<\/p>\n
4.0<\/p>\n
CONDUIT ROUTING<\/p>\n
4.1<\/p>\n
The Mutual Member and\/or their contractor is responsible to notify Dig<\/p>\n
Alert (dial 8-1-1) 48 hours prior to excavation to identify all<\/p>\n
underground utility locations and is responsible for the subsequent<\/p>\n
coordination with any utility companies.<\/p>\n
4.2<\/p>\n
The Mutual Member is responsible to notify the Landscape<\/p>\n
Department through the Property Service desk a minimum of 10<\/p>\n
days prior to excavation. Work related to removal and\/or re-routing of<\/p>\n
Mutual landscaping and irrigation lines may be performed by the Mutual<\/p>\n
at the Member’s expense.<\/p>\n
4.3<\/p>\n
Any revision to Mutual plumbing lines requires written authorization<\/p>\n
from the Manor Alterations Department prior to the commencement of<\/p>\n
work. Some work may be required to be performed by the Mutual at<\/p>\n
the Member’s expense.<\/p>\n
4.4<\/p>\n
The Mutual Member is responsible for all costs associated with<\/p>\n
trenching, concrete or asphalt cutting to accommodate conduit runs.<\/p>\n

INSURANCE<\/p>\n
5.1<\/p>\n
The Mutual Member will be required to maintain liability insurance<\/p>\n
coverage of at least $1,000,000 for the Electric Vehicle Charging<\/p>\n
Station that names United Laguna Woods Mutual as an additional<\/p>\n
