A City of Laguna Woods<\/p>\n<p>permit may be required. All fees for both Mutual and City permits shall<\/p>\n<p>be paid for by the Member and\/or his or her contractor. Member and\/or<\/p>\n<p>his or her contractor must provide the Manor Alterations Department<\/p>\n<p>with City permit number(s) prior to beginning work.<\/p>\n<p>1.2<\/p>\n<p>MEMBERS&#8217; RESPONSIBILITY: The Member is solely responsible for<\/p>\n<p>the maintenance, repair, and\/or removal of all alterations to the<\/p>\n<p>building.<\/p>\n<p>1.3<\/p>\n<p>CODES AND REGULATIONS: All work shall comply with all<\/p>\n<p>applicable local, state, and federal requirements including, but not<\/p>\n<p>limited to, the current edition of the National Electric Code (NEC).<\/p>\n<p>1.4<\/p>\n<p>WORK HOURS: Contractors working for residents at individual<\/p>\n<p>manors and in carports are permitted to work from 9:00 AM \u2014<\/p>\n<p>5:00 PM Monday through Friday. No work whatsoever shall be<\/p>\n<p>permitted on Saturday and Sunday, and construction is<\/p>\n<p>restricted to 6 months out of every 12 months of the year.<\/p>\n<p>1.5<\/p>\n<p>PLANS: The Member applying for a Mutual Consent for Manor<\/p>\n<p>Alteration(s) shall provide to the Manor Alterations Department a<\/p>\n<p>detailed plan(s) for approval indicating all work to be done, i.e., size<\/p>\n<p>location, description and specifications.<\/p>\n<p>1.6<\/p>\n<p>DUMPSITES: The premises shall be kept free of accumulation of<\/p>\n<p>waste materials and\/or rubbish caused by construction work. The<\/p>\n<p>Member and\/or his or her contractor is responsible for removal of<\/p>\n<p>debris and excess material and must leave work areas &#8220;BROOM<\/p>\n<p>CLEAN&#8221; daily. USE OF COMMUNITY DUMPSITES FOR<\/p>\n<p>CONSTRUCTION RELATED DUMPING IS NOT PERMITTED.<\/p>\n<p>Contractor&#8217;s or Member&#8217;s dumpsters, if required, must have location<\/p>\n<p>approved by the Manor Alterations Department.<br \/>\n1.7<\/p>\n<p>CONTRACTOR: Installation must be performed by a California<\/p>\n<p>licensed contractor of the appropriate trade.<\/p>\n<p>1.8<\/p>\n<p>CONTRACTOR\u2019S CONDUCT: Member&#8217;s contractor&#8217;s, their personnel,<\/p>\n<p>and sub-contractors shall refrain at all times from using profanity,<\/p>\n<p>abusive or loud language, and must wear shirts at all times. Radio,<\/p>\n<p>MP3, CD or cassette players are not permitted on the project site.<\/p>\n<p>Contractor personnel will, at all times, extend and exhibit a courteous<\/p>\n<p>demeanor to residents.<\/p>\n<p>2.0<\/p>\n<p>ELECTRICAL POWER SOURCE<\/p>\n<p>21.<\/p>\n<p>Detailed site specific plans, wet stamped and signed by a California<\/p>\n<p>Licensed Electrical Engineer, showing electrical power source<\/p>\n<p>connection location, Electric Vehicle Charging Station location and<\/p>\n<p>routing of conduit must be submitted to the Manor Alterations<\/p>\n<p>Department for approval.<\/p>\n<p>2.2<\/p>\n<p>The use of the Mutual\u2019s main electrical service panel to a multi-unit<\/p>\n<p>building to accommodate the installation of electric vehicle Charging<\/p>\n<p>Station is strictly prohibited.<\/p>\n<p>23<\/p>\n<p>The use of Laundry Room, Carport, and any other Mutual electrical<\/p>\n<p>circuits serving common area to charge an electric automobile is<\/p>\n<p>strictly prohibited.<\/p>\n<p>24<\/p>\n<p>The use of Laundry Room, Carport, and any other Mutual electrical<\/p>\n<p>circuits serving common area to accommodate the installation of<\/p>\n<p>electric vehicle Charging Station is strictly prohibited.<\/p>\n<p>2.5<\/p>\n<p>A written approval from Southern California Edison for the electrical<\/p>\n<p>power source connection to Edison equipment must be submitted to<\/p>\n<p>the Manor Alterations Department.<\/p>\n<p>2.6<\/p>\n<p>The Mutual Member is responsible for all costs associated with the<\/p>\n<p>installation of a new meter and payment for electrical service.<\/p>\n<p>2.7<\/p>\n<p>The Mutual Member is required to use a California Licensed<\/p>\n<p>and Certified Electrical Contractor for the installation of the<\/p>\n<p>Electric Vehicle Charging Station.<br \/>\n3.0<\/p>\n<p>LOCATION<\/p>\n<p>3.41<\/p>\n<p>The location of the Electric Vehicle Charging Station is restricted to<\/p>\n<p>the Mutual Member&#8217;s carport parking space.<\/p>\n<p>3.2<\/p>\n<p>The location of new meters is restricted to the Mutual Member&#8217;s<\/p>\n<p>carport parking space or as approved by Southern California Edison<\/p>\n<p>and the Manor Alterations Department.<\/p>\n<p>3.3<\/p>\n<p>If the proposed Electric Vehicle Charging Station, and or any<\/p>\n<p>electrical conduit and any other equipment, including the electric<\/p>\n<p>meter is approved to be located on Common Area, the Mutual<\/p>\n<p>Member will be required to record a Common Area Use<\/p>\n<p>Agreement.<\/p>\n<p>3.4<\/p>\n<p>The Electrical Vehicle Charging Station shall be installed in<\/p>\n<p>in accordance with manufacturer&#8217;s guidelines and shall be<\/p>\n<p>suitable for the environment (indoor\/outdoor) where it is to be<\/p>\n<p>located.<\/p>\n<p>3.5<\/p>\n<p>Adequate barriers must be installed to protect the Electrical Vehicle<\/p>\n<p>Charging Station.<\/p>\n<p>3.6<\/p>\n<p>If the installation is in an area subject to flooding, the Electric Vehicle<\/p>\n<p>Charging Station shall be elevated or designed accordingly.<\/p>\n<p>4.0<\/p>\n<p>CONDUIT ROUTING<\/p>\n<p>4.1<\/p>\n<p>The Mutual Member and\/or their contractor is responsible to notify Dig<\/p>\n<p>Alert (dial 8-1-1) 48 hours prior to excavation to identify all<\/p>\n<p>underground utility locations and is responsible for the subsequent<\/p>\n<p>coordination with any utility companies.<\/p>\n<p>4.2<\/p>\n<p>The Mutual Member is responsible to notify the Landscape<\/p>\n<p>Department through the Property Service desk a minimum of 10<\/p>\n<p>days prior to excavation. Work related to removal and\/or re-routing of<\/p>\n<p>Mutual landscaping and irrigation lines may be performed by the Mutual<\/p>\n<p>at the Member&#8217;s expense.<\/p>\n<p>4.3<\/p>\n<p>Any revision to Mutual plumbing lines requires written authorization<\/p>\n<p>from the Manor Alterations Department prior to the commencement of<\/p>\n<p>work.
