Section 44 Electric Vehicle Charging Stations<\/p>\n

1.0<\/p>\n
GENERAL REQUIREMENTS<\/p>\n
1.1<\/p>\n
PERMITS AND FEES: A Mutual Consent for Manor Alteration(s) is<\/p>\n
required for all alterations to the building. A City of Laguna Woods<\/p>\n
permit may also be required. All fees for both Mutual Consents and<\/p>\n
City permits shall be paid by the Member or on Member’s behalf.<\/p>\n
Member and\/or Member’s contractor must provide the Permits and<\/p>\n
Inspections office with proof of City permit prior to beginning work.<\/p>\n
1.2<\/p>\n
MEMBER RESPONSIBILITY: Member is solely responsible for the<\/p>\n
installation, maintenance, repair, and\/or removal of all permitted<\/p>\n
common area alterations.<\/p>\n
1.3<\/p>\n
CODES AND REGULATIONS: All work shall comply with all<\/p>\n
applicable local, state, and federal requirements including, but not<\/p>\n
limited to, the current edition of the National Electric Code (NEC).<\/p>\n
1.4<\/p>\n
WORK HOURS: No work shall commence prior to 7:00a.m. and<\/p>\n
no work shall be permitted after 6:00p.m. Monday through Friday.<\/p>\n
Work on Saturday shall be permitted from 9:00a.m \u2014 2:00p.m. for<\/p>\n
work which results in construction-related noise (e.g. cutting tile,<\/p>\n
hammering, use of power tools), and for work that does not create<\/p>\n
excessive noise, such as painting and carpet installation, permitted<\/p>\n
hours are 7:00a.m. \u2014 6:00p.m. No work is permitted on Sunday.<\/p>\n
1.5<\/p>\n
PLANS: The Member applying for a permit shall provide to the<\/p>\n
Permits and Inspections office a detailed plan(s) for approval<\/p>\n
indicating all work to be done, i.e., size, location, description and<\/p>\n
specifications.<\/p>\n
1.6<\/p>\n
DUMPSITES: The premises shall be kept free of accumulation of<\/p>\n
waste materials and\/or rubbish caused by construction work. The<\/p>\n
Member and\/or Member’s contractor is responsible for removal of<\/p>\n
debris and excess material and must leave work areas “BROOM<\/p>\n
CLEAN” daily. USE OF COMMUNITY DUMPSITES FOR<\/p>\n

\nCONSTRUCTION RELATED DEBRIS IS PROHIBITED.<\/p>\n
Contractor’s or Member’s dumpsters, if required, must have<\/p>\n
location approved by the Manor Alterations Department.<\/p>\n
1.7<\/p>\n
CONTRACTOR: Installation must be performed by a contractor<\/p>\n
properly licensed in California for the work being performed. .<\/p>\n
1.8<\/p>\n
CONTRACTOR CONDUCT: Member’s contractors, their<\/p>\n
personnel, and sub-contractors shall refrain at all times from using<\/p>\n
profanity, or abusive or loud language, and must wear shirts at all<\/p>\n
times. Radio, MP3, CD or cassette players are not permitted on<\/p>\n
the project site. Contractor and subcontractor personnel will, at all<\/p>\n
times, extend and exhibit a courteous demeanor to residents.<\/p>\n
1.9<\/p>\n
RESTORATION OF AFFECTED AREAS: Member shall cause to<\/p>\n
be completely restored all common areas affected by the<\/p>\n
installation process.<\/p>\n
2.0<\/p>\n
ELECTRICAL POWER SOURCE<\/p>\n
21.<\/p>\n
Detailed site specific plans, wet stamped and signed by a California<\/p>\n
Licensed Electrical Engineer, showing electrical power source<\/p>\n
connection location, Electric Vehicle Charging Station location and<\/p>\n
routing of conduit must be submitted to the Manor Alterations<\/p>\n
Department for approval.<\/p>\n
2.2<\/p>\n
The use of the Mutual\u2019s main electrical service panel to a multi-unit<\/p>\n
building to accommodate the installation of electric vehicle<\/p>\n
Charging Station is strictly prohibited.<\/p>\n
23<\/p>\n
The use of Laundry Room, Carport, Recreation Room, and any<\/p>\n
other Mutual electrical circuits serving common area to<\/p>\n
accommodate the installation of electric vehicle Charging Station is<\/p>\n
strictly prohibited.<\/p>\n
24<\/p>\n
A written approval from Southern California Edison for the electrical<\/p>\n
power source connection to Edison equipment must be submitted<\/p>\n
to the Manor Alterations Department.<\/p>\n
2.5<\/p>\n
The Mutual Member is responsible for all costs associated with the<\/p>\n
installation of a new meter and payment for electrical service.<\/p>\n
2.6<\/p>\n
The Mutual Member is required to use a California Licensed<\/p>\n
and Certified Electrical Contractor for the installation of the<\/p>\n
Electric Vehicle Charging Station.<\/p>\n

\n3 LOCATION<\/p>\n
3.41<\/p>\n
The location of the Electric Vehicle Charging Station is restricted to<\/p>\n
the Mutual Member’s parking space or garage.<\/p>\n
3.2<\/p>\n
The location of new meters is restricted to the Mutual Member’s<\/p>\n
parking space or as approved by Southern California Edison and<\/p>\n
the Manor Alterations Department.<\/p>\n
3.3<\/p>\n
If the proposed Electric Vehicle Charging Station, and or any<\/p>\n
electrical conduit and any other equipment, including the electric<\/p>\n
meter is approved to be located on Common Area, the Mutual<\/p>\n
Member will be required to record a Common Area Use<\/p>\n
Agreement.<\/p>\n
3.4<\/p>\n
The Electrical Vehicle Charging Station shall be installed complying<\/p>\n
with all applicable manufacturer’s guidelines and shall be suitable<\/p>\n
for the environment (indoor or outdoor) where it is to be located.<\/p>\n
3.5<\/p>\n
Adequate barriers must be installed to protect the Electrical Vehicle<\/p>\n
Charging Station from contact with vehicles.<\/p>\n
3.6<\/p>\n
If the installation is in an area subject to flooding, the Electric<\/p>\n
Vehicle Charging Station shall be elevated or designed accordingly.<\/p>\n
4.0<\/p>\n
CONDUIT ROUTING<\/p>\n
4.1<\/p>\n
The Mutual Member and\/or their contractor is responsible to notify<\/p>\n
Dig Alert (dial 8-1-1) 48 hours prior to excavation to identify all<\/p>\n
underground utility locations and is responsible for the subsequent<\/p>\n
coordination with any utility companies.<\/p>\n
4.2<\/p>\n
The Mutual Member is responsible to notify the Landscape<\/p>\n
Department through the Property Service desk a minimum of 10<\/p>\n
days prior to excavation. Work related to removal and\/or re-routing<\/p>\n
of Mutual landscaping and irrigation lines may be performed by the<\/p>\n
Mutual at the Member’s expense.<\/p>\n
4.3<\/p>\n
Any revision to Mutual plumbing lines requires written authorization<\/p>\n
from the Manor Alterations Department prior to the commencement<\/p>\n
of work. Some work may be required to be performed by the Mutual<\/p>\n
at the Member’s expense.<\/p>\n

\n4.4 The Mutual Member is responsible for all costs associated with<\/p>\n
trenching, concrete or asphalt cutting to accommodate conduit runs<\/p>\n
5.0<\/p>\n
INSURANCE<\/p>\n
5.1<\/p>\n
For installations in locations other than a private garage, the<\/p>\n
Mutual Member and any future owners of the Manor must maintain<\/p>\n
liability insurance coverage of at least $1,000,000 for the Electric<\/p>\n
Vehicle Charging Station, which insurance policy shall name Third<\/p>\n
Laguna Hills Mutual as an additional named insured.<\/p>\n
