{"id":49290,"date":"2023-02-06T00:00:00","date_gmt":"2023-02-06T08:00:00","guid":{"rendered":"https:\/\/dev-laguna-woods.pantheonsite.io\/document\/united-like-for-equivalent-alteration-policy\/"},"modified":"2025-01-20T14:50:06","modified_gmt":"2025-01-20T22:50:06","slug":"united-like-for-equivalent-alteration-policy","status":"publish","type":"document","link":"https:\/\/lagunawoodsvillage.com\/pr\/document\/united-like-for-equivalent-alteration-policy\/","title":{"rendered":"United Like-For-Equivalent Alteration Policy"},"content":{"rendered":"<p>UNITED LAGUNA WOODS<\/p>\n<p>MUTUAL<\/p>\n<p>LIKE-FOR-EQUIVALENT<\/p>\n<p>ALTERATION POLICY<\/p>\n<p>JULY, 2021<\/p>\n<p>REVISED AUGUST 2024, RESOLUTION 01-24-89<\/p>\n<p>The Architectural Control and Standard Committee recognized the need to provide a more streamlined<\/p>\n<p>approach to some of the member alterations that are like for equivalent replacements of existing components.<\/p>\n<p>The purpose of the Like-For-Equivalent (LFE) process is to allow the member to have available a submittal<\/p>\n<p>notification that instantaneously notifies Manor Alterations of the work without the need of a Mutual Consent<\/p>\n<p>burden.<\/p>\n<p>For all the components listed below, no Mutual Consent (Manor Alteration permit) will be required. However,<\/p>\n<p>notification of the change-out using the specified form is required.<\/p>\n<p>The mutual requires notification of the Like-For-Equivalent replacements using a form provided by the<\/p>\n<p>Manor Alterations Division along with a signed waiver releasing the mutual from liability. The member will<\/p>\n<p>be responsible for contractor liabilities and securing insurance certificates. Items contained on the Like-<\/p>\n<p>For-Equivalent Policy will not require a City of Laguna Woods permit(s). This policy does not allow any<\/p>\n<p>replacements where asbestos containing materials could be released such as, but not limited to,<\/p>\n<p>acoustic\/popcorn ceiling, drywall, or linoleum tile (with mastic) floors. This document does not imply any<\/p>\n<p>variance.<\/p>\n<p>Member agrees to be responsible for damage due to any alterations\/modifications to their and\/or neighbors\u2019<\/p>\n<p>manors as a result of this LFE replacement.<\/p>\n<p>Category I: Replace items that have already received alteration approval and are currently installed:<\/p>\n<p>Like-For-Equivalent replacement of items that have already been previously approved and permitted as<\/p>\n<p>alterations. This is the removal of the existing component and installation of the replacement and will not<\/p>\n<p>change existing electrical, plumbing, structure, walls. Absolutely, no cutting into walls, demolition, cutting<\/p>\n<p>into wall studs\/framing and the like is covered under this document. Plumbing replacements will only cause<\/p>\n<p>the replacement of the tubing and the plumbing components outside of the wall from the wall valve to the<\/p>\n<p>plumbing component. This document is intended to be narrowly defined and any components not expressly<\/p>\n<p>listed in this policy is not allowed.<\/p>\n<p>In order to fall into this category, the following requirements must be met:<\/p>\n<p>LJ<\/p>\n<p>Same size envelope and location as the existing item<\/p>\n<p>LJ<\/p>\n<p>Same power connection, voltage, amperage as existing item<\/p>\n<p>LJ<\/p>\n<p>Same or better function as existing item<\/p>\n<p>LJ<\/p>\n<p>Same plumbing connections and flows as existing<br \/>\nInitial list: This list are items where the member has taken responsibility due to the fact that it is an<\/p>\n<p>alteration. These items do not require a Mutual Alteration consent or permission to change the item out.<\/p>\n<p>The only requirement is to notify Manor Alterations via the proper form, as to what has been changed for<\/p>\n<p>the record.<\/p>\n<p>These items are to replace an existing component. Member can only install a new component that is a<\/p>\n<p>replacement for a previously existing component:<\/p>\n<p>LJ<\/p>\n<p>Alteration refrigerators<\/p>\n<p>Alteration stoves\/oven (Plug-in only)<\/p>\n<p>Alteration microwaves (Non-vented)<\/p>\n<p>Alteration kitchen counter-tops (including backsplash)<\/p>\n<p>Alteration kitchen cabinet doors (and fronts)<\/p>\n<p>Alteration shower enclosures\/shower-tub doors (not re-tile of shower)<\/p>\n<p>Alteration bathroom vanities (including faucets, countertops and sinks)<\/p>\n<p>LJ<\/p>\n<p>Alterations in wall heat pumps\/air conditioners (Plug-In only)<\/p>\n<p>Category II: For Component replacement in (original) unaltered areas.<\/p>\n<p>Like-For-Equivalent replacement of items in unaltered manors for the only those items listed below. This is<\/p>\n<p>the removal of the existing component and installation of the replacement and will not change existing<\/p>\n<p>electrical, plumbing, structure, walls. Absolutely, no cutting into walls, demolition, cutting into wall studs<\/p>\n<p>and the like is covered under this document. All<\/p>\n<p>mutual owned appliances will be returned to the mutual, all mutual owned items (such as sinks, counter-<\/p>\n<p>tops, etc.) will be returned to the mutual to track what has been altered and therefore becomes member&#8217;s<\/p>\n<p>responsibilities.<\/p>\n<p>Component replacement requirements:<\/p>\n<p>LJ<\/p>\n<p>Same size envelope and location as existing<\/p>\n<p>Same power connection, voltage, amperage as existing<\/p>\n<p>Same or better function as existing<\/p>\n<p>LJ<\/p>\n<p>Same plumbing connections and flows as existing (or better, for example low flow toilets).<\/p>\n<p>Initial List: These are items which are mutual owned but member desires to upgrade or change out based on<\/p>\n<p>their preferences.<br \/>\nRefrigerators<\/p>\n<p>Stove\/oven (Plug-in only)<\/p>\n<p>Microwaves (Non-Vented)<\/p>\n<p>Kitchen counter-tops (including backsplash) and sinks and faucets<\/p>\n<p>Kitchen cabinet Doors (and fronts)<\/p>\n<p>Shower enclosures\/shower-tub doors (not re-tile of shower)<\/p>\n<p>LJ<\/p>\n<p>Bathroom vanities<\/p>\n<p>Category lll: (All manors) Decorative and Functional changes as noted below will not require any<\/p>\n<p>notification (including Like-For-Equivalent Form not needed) nor disturb mutual building components.<\/p>\n<p>LJ<\/p>\n<p>Curtain rods and other hangers required for plants, and wall hangings<\/p>\n<p>Shades, blinds and other types of indoor window treatments<\/p>\n<p>Upgrades to closets \u2014 closet upgrade kits e.g., double poles\/hangers, shelves, shoes racks, etc.<\/p>\n<p>Closet doors<\/p>\n<p>Shelving attached to walls for books, knick knacks, etc. in various rooms and furniture<\/p>\n<p>earthquake protection<\/p>\n<p>Installation of wall hung and\/or floor supported storage cabinets not in the kitchen<\/p>\n<p>Painting of interior walls and ceilings and, wallpapering of interior walls<\/p>\n<p>Addition of indoor carpeting over indoor hard surface flooring<\/p>\n<p>Changeout of indoor carpeting to new indoor carpeting<\/p>\n<p>Installation of hard surface flooring in those areas that are permitted in the community in<\/p>\n<p>accordance with Resolution 01-18-115 Interior Flooring Policy can be added without need for<\/p>\n<p>United Board approval and permitting<\/p>\n<p>Interior doors and hardware<\/p>\n<p>Cabinet Hardware<\/p>\n<p>Lighting fixtures (decorative non-electrical only)<\/p>\n<p>Outdoor solar lights \u2014 not to interfere with mowing, walkways, etc.<br \/>\nDeployment: In order to make a Like-For-Equivalent notification, the member, is required to complete the<\/p>\n<p>online form available on the Community website (www.lagunawoodvillage.com) under Manor<\/p>\n<p>Alterations.<\/p>\n<p>Pictures of the existing unit and the replacement unit (i.e., before and after photos) are to be included<\/p>\n<p>with the email. Manor Alterations will acknowledge the email through an auto-reply.
