The system<\/p>\n<p>ro<\/p>\n<p>consists of an outdoor unit<\/p>\n<p>(condenser) and an indoor unit<\/p>\n<p>(air handler), located in the attic<\/p>\n<p>Lt<\/p>\n<p>Ar Handi<\/p>\n<p>or a closet.<\/p>\n<p>The ductwork for<\/p>\n<p>this type of system is typically<\/p>\n<p>located in the attic space.<\/p>\n<p>Air<\/p>\n<p>\u00a2<\/p>\n<p>Ar Conditioner<\/p>\n<p>Rettgarston<\/p>\n<p>Thermostat<\/p>\n<p>Hest Pump<br \/>\nsupply registers are located in each room with one return air grill centrally<\/p>\n<p>located.<\/p>\n<p>23<\/p>\n<p>MINI SPLIT DUCTLESS SYSTEM:<\/p>\n<p>The Ductless Mini-Split<\/p>\n<p>A system that provides both heating<\/p>\n<p>(heat pump) and cooling without the<\/p>\n<p>use of ducts. The system consists<\/p>\n<p>INDOOR AIR<\/p>\n<p>HANDLER<\/p>\n<p>Tze<\/p>\n<p>2H<\/p>\n<p>OUTDOOR<\/p>\n<p>CONDENSER<\/p>\n<p>~\uc758<\/p>\n<p>one<\/p>\n<p>outdoor<\/p>\n<p>unit<\/p>\n<p>(compressor\/condenser) and one to<\/p>\n<p>\u00bb<\/p>\n<p>four room oriented indoor units (air<\/p>\n<p>3\/4]<\/p>\n<p>\uc5c4\ub9c8<\/p>\n<p>\u2014<\/p>\n<p>handlers\/evaporators). Each indoor<\/p>\n<p>hs;<\/p>\n<p>unit<\/p>\n<p>has<\/p>\n<p>separate<\/p>\n<p>temperature<\/p>\n<p>|<\/p>\n<p>controls.<\/p>\n<p>During Cooling the Process is Reversed<\/p>\n<p>24<\/p>\n<p>THROUGH THE WALL UNITS: A self-<\/p>\n<p>contained<\/p>\n<p>unit<\/p>\n<p>framed and mounted<\/p>\n<p>through an opening in the wall. There are<\/p>\n<p>several variations:<\/p>\n<p>Pa.<\/p>\n<p>\uc5d0\uc774<\/p>\n<p>PTAC:<\/p>\n<p>Packaged Terminal<\/p>\n<p>Air<\/p>\n<p>LA<\/p>\n<p>Conditioner.<\/p>\n<p>Able to provide both<\/p>\n<p>heating and cooling.<\/p>\n<p>Air Conditioners:<\/p>\n<p>1<\/p>\n<p>Units that provide cooling<\/p>\n<p>only.<\/p>\n<p>Units that provide cooling and electric heat (heat pump)<\/p>\n<p>(lower BTU capacity)<\/p>\n<p>Units that provide cooling with a heat pump (higher BTU<\/p>\n<p>capacity)<\/p>\n<p>25<\/p>\n<p>SEER: Seasonal Energy Efficiency Ratio \u2014 a rating that measures how<\/p>\n<p>efficiently an air conditioner operates.<\/p>\n<p>2.6<\/p>\n<p>HSPF:<\/p>\n<p>Heating Seasonal Performance Factor \u2014 a rating used to<\/p>\n<p>measure the heating efficiency of a Heat Pump.<\/p>\n<p>2.7<\/p>\n<p>dB: Decibel a unit used to measure the intensity of a sound.<\/p>\n<p>2.8<\/p>\n<p>CATWALK:<\/p>\n<p>a narrow access way to support a technician in an attic<\/p>\n<p>space, used for servicing equipment.<\/p>\n<p>29<\/p>\n<p>CHASEWAY: An enclosure through with equipment piping is run to<\/p>\n<p>connect an exterior component to an interior component.<br \/>\n3.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>3.1 All new installations and changeout of HVAC equipment require a<\/p>\n<p>mutual consent.<\/p>\n<p>3.2<\/p>\n<p>Architectural scaled floorplans indicating all details and component<\/p>\n<p>locations are required.<\/p>\n<p>A. Architectural and\/or engineering plans and details are required<\/p>\n<p>for<\/p>\n<p>all<\/p>\n<p>modifications<\/p>\n<p>to<\/p>\n<p>the existing buildings structural<\/p>\n<p>components.<\/p>\n<p>1<\/p>\n<p>Modifications to existing building truss systems are<\/p>\n<p>prohibited.<\/p>\n<p>B. All manufacturers unit system specifications are required with<\/p>\n<p>submittal.<\/p>\n<p>3.3<\/p>\n<p>Asbestos abatement may be required. Any interior modifications will<\/p>\n<p>require a review by the City of Laguna Woods Building Department.<\/p>\n<p>3.4<\/p>\n<p>Air-source heat pumps SEER and HSPF ratings must comply with<\/p>\n<p>current California Energy Codes.<\/p>\n<p>3.5<\/p>\n<p>All HVAC systems must be properly sized for the space to be<\/p>\n<p>conditioned. Oversizing may be detrimental to performance and<\/p>\n<p>efficiency. Verify manufacturer specification recommendations and or<\/p>\n<p>system requirements with the HVAC contractor.<\/p>\n<p>A. Only one HVAC forced air split system or mini split system is<\/p>\n<p>allowed per manor.<\/p>\n<p>3.6<\/p>\n<p>All \u201cpackage\u201d units containing<\/p>\n<p>Typical sizing for<\/p>\n<p>both heating and cooling in one<\/p>\n<p>three-ton system<\/p>\n<p>system are prohibited due to<\/p>\n<p>74\u201d wide by 48\u201d<\/p>\n<p>deep by 40\u201d high<\/p>\n<p>[i 1<\/p>\n<p>|<\/p>\n<p>system sizing.<\/p>\n<p>4<\/p>\n<p>|<\/p>\n<p>[|<\/p>\n<p>\ub098<\/p>\n<p>[|<\/p>\n<p>Ll<\/p>\n<p>le<\/p>\n<p>3.7<\/p>\n<p>Equipment Locations: All exterior equipment locations to be reviewed<\/p>\n<p>and approved in the mutual consent review process.<\/p>\n<p>A. All forced air condenser units and condensers located on ground<\/p>\n<p>floor must be within 24\u201d of the building wall and mounted on a<\/p>\n<p>manufactured non-metallic pad.<\/p>\n<p>1<\/p>\n<p>Units must maintain sufficient clearance from windows,<br \/>\nother equipment, utility boxes, vents and walkways as<\/p>\n<p>per current California<\/p>\n<p>Building Code requirements.<\/p>\n<p>2<\/p>\n<p>All locations visible to two or more residential buildings<\/p>\n<p>\ub610\ub294<\/p>\n<p>~ \ud574\uc57c \ud558\ub2e4<\/p>\n<p>aesthetic<\/p>\n<p>public walkways<\/p>\n<p>provide an<\/p>\n<p>landscaping enclosure. Design, layout, and installation to<\/p>\n<p>be determined by the mutual\u2019s landscape department at<\/p>\n<p>the members expense. A landscape request form must<\/p>\n<p>be included in the submittal package.<\/p>\n<p>3<\/p>\n<p>All existing landscape and irrigation revisions required to<\/p>\n<p>accommodate ground level locations must be performed<\/p>\n<p>by the mutual\u2019&#8217;s landscape department at the members<\/p>\n<p>expense. A landscape request form must be included in<\/p>\n<p>the submittal package.<\/p>\n<p>B. Mini split condenser can be installed on a balcony provided there<\/p>\n<p>is sufficient physical floor \/ wall space and provided there is<\/p>\n<p>space<\/p>\n<p>to<\/p>\n<p>meet<\/p>\n<p>manufacturer&#8217;s<\/p>\n<p>operational<\/p>\n<p>clearance<\/p>\n<p>requirements.<\/p>\n<p>1<\/p>\n<p>See Section 7.3 Building Maintenance Requirements<\/p>\n<p>Physical space dependent, all top floor manors may roof mount<\/p>\n<p>condensing units on flat roofs provided that the installation<\/p>\n<p>conforms to the following requirements:<\/p>\n<p>1<\/p>\n<p>Structural review and documentation by a licensed<\/p>\n<p>architect or engineer will be required for verification of<\/p>\n<p>existing roof to support new HVAC unit.<\/p>\n<p>2<\/p>\n<p>Units must be on a raised platform per Section 8.<\/p>\n<p>3<\/p>\n<p>All roof penetrations to be performed by a licensed<\/p>\n<p>roofing contractor. Roofing contractor information to be<\/p>\n<p>supplied with mutual consent submittal.<\/p>\n<p>\uc5d0\uc774<\/p>\n<p>If a PVC roof is still under installation warranty<\/p>\n<p>(installed within the last five years) the member<\/p>\n<p>must use the company supplying the warranty<\/p>\n<p>for any roofing repairs.<\/p>\n<p>(1) Manufacturer&#8217;s Warranty: All<\/p>\n<p>roofing<\/p>\n<p>repairs<\/p>\n<p>require a<\/p>\n<p>Johns<\/p>\n<p>Manville<\/p>\n<p>certification.<\/p>\n<p>4. Proposed roof locations can not impede on space<\/p>\n<p>allocation for solar panel installations.<\/p>\n<p>3.8 All exterior units must have a manufacture\u2019s specification rating while<\/p>\n<p>operating of 65 db. or less.<br \/>\n3.9 Exposed exterior electrical conduit and boxes can run a maximum of 15<\/p>\n<p>feet and must be painted to match the surface it is attached to.<\/p>\n<p>3.10 Chaseway Requirements:<\/p>\n<p>A. Exterior Chaseways:<\/p>\n<p>1<\/p>\n<p>All exterior components that connect the exterior unit to<\/p>\n<p>the interior unit must be encased in a single, half round,<\/p>\n<p>square or rectangular sheet metal two-piece chaseway.<\/p>\n<p>Chaseway to be painted to match the color of the wall to<\/p>\n<p>which it is attached.<\/p>\n<p>\ubb3c<\/p>\n<p>tight<\/p>\n<p>seals must<\/p>\n<p>be provided around all<\/p>\n<p>penetrations.<\/p>\n<p>The chaseway must be made rodent proof by installing<\/p>\n<p>wire mesh at the bottom of the chaseway. The use of<\/p>\n<p>steel wool is not allowed. Pest control expanding foam<\/p>\n<p>may be installed in addition to the wire mesh as long as<\/p>\n<p>it is properly trimmed without any<\/p>\n<p>visible overflow.<\/p>\n<p>The length of chaseway runs are limited. Vertical: May<\/p>\n<p>not exceed the minimum length needed to reach the<\/p>\n<p>ceiling\/attic space of the manor. Horizontal: May not<\/p>\n<p>exceed a maximum of 15 feet. All chaseway runs must<\/p>\n<p>be indicated on floorplan and elevations.<\/p>\n<p>a. Any exceptions will require a variance.<\/p>\n<p>Cornice Moldings: If cutting of cornice moldings are<\/p>\n<p>required; removing the effected section of molding,<\/p>\n<p>cutting the metal flashing at both ends, applying sealant<\/p>\n<p>under the metal flashing, bending the metal flashing to<\/p>\n<p>be flush with the wall and fastening the metal flashing in<\/p>\n<p>place using screws. Apply sealant as needed. Seal the<\/p>\n<p>cut ends of the cornice moldings.<\/p>\n<p>\ube44<\/p>\n<p>Interior Chaseways:<\/p>\n<p>1<\/p>\n<p>Components cannot run exposed<\/p>\n<p>2. Components can be run:<\/p>\n<p>a. Through attic space<\/p>\n<p>b<\/p>\n<p>In wall cavities<\/p>\n<p>Cc<\/p>\n<p>Behind crown molding<\/p>\n<p>3. Exceptions will be subject to review and may require a<\/p>\n<p>variance.<br \/>\n3.11 In no case are any HVAC modifications to leave a manor without a heat<\/p>\n<p>source.<\/p>\n<p>4.0<\/p>\n<p>FORCED AIR CENTRAL SPLIT SYSTEMS<\/p>\n<p>4.1 Air Handler Requirements:<\/p>\n<p>A. Attic installation to include installation of attic light and sufficient<\/p>\n<p>catwalk to equipment to allow for repair or replacement.<\/p>\n<p>\ube44<\/p>\n<p>Water Heater Closets: For air handlers installed in water heater<\/p>\n<p>closets, the closet must be of sufficient size of allow for unit<\/p>\n<p>servicing and provide for proper ventilation of return air.<\/p>\n<p>5.0<\/p>\n<p>MINI SPLIT DUCTLESS SYSTEMS<\/p>\n<p>5.1 See Section 3.9 for all chaseway requirements.<\/p>\n<p>6.0<\/p>\n<p>THRU WALL UNITS<\/p>\n<p>6.1 Window mounted units are prohibited.<\/p>\n<p>6.2 All through wall units to have condensate evaporators.<\/p>\n<p>Exceptions<\/p>\n<p>subject to review and approval through Manor Alterations plan<\/p>\n<p>review process.<\/p>\n<p>6.3 New replacement units to be installed in existing knock-out framed<\/p>\n<p>areas.<\/p>\n<p>A. Alternate location requests must be reviewed and approved<\/p>\n<p>\uadf8\ub9cc\ud07c<\/p>\n<p>Manor<\/p>\n<p>Alterations<\/p>\n<p>through<\/p>\n<p>plan<\/p>\n<p>review process.<\/p>\n<p>Consideration will be given to proximity of adjoining manors and<\/p>\n<p>overall building aesthetics.<\/p>\n<p>Units may not be located or project into any walkway, breezeway<\/p>\n<p>or interior court of a multi-unit building.<\/p>\n<p>Cc<\/p>\n<p>In the event an existing sleeve location is not reused:<\/p>\n<p>1<\/p>\n<p>The interior opening is to be insulated and patched as<\/p>\n<p>necessary to maintain the waterproof integrity of the wall.<\/p>\n<p>Finish to match the existing interior finish.<\/p>\n<p>The exterior framework and grill can remain.<\/p>\n<p>Paint to<\/p>\n<p>match exterior surroundings.<br \/>\n7.0<\/p>\n<p>MAINTENANCE &amp; OWNERSHIP<\/p>\n<p>7.1 The member is responsible for all direct and<\/p>\n<p>indirect costs<\/p>\n<p>associated with HVAC systems modifications and installations.<\/p>\n<p>7.2 The member is responsible for all costs associated with on-going<\/p>\n<p>maintenance and appearance of HVAC systems.
