It will not be posted on the website until close of business on Wednesday,<\/p>\n<p>December 31, 2025. The revisions affect the pages below and are not all inclusive:<\/p>\n<p>Page 1 \u2014 The cover page was revised in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Under No. 2(a): The last sentence reads, \u201cA disabled child\/grandchild may reside<\/p>\n<p>under certain conditions (Section 51.3 of the California Civil Code).\u201d<\/p>\n<p>LJ<\/p>\n<p>Under No. 2(b): The language after \u201cFinancial qualifications\u201d reads, \u201cPlease refer to<\/p>\n<p>the Financial Qualifications Policy found on the Laguna Woods Village website<\/p>\n<p>under Sales\u201d to note that Third\u2019s Financial Qualifications Policy is no longer a part<\/p>\n<p>of the resale packet and is available only on the website.<\/p>\n<p>Steps 1-3 were revised in the following ways:<\/p>\n<p>Step 1: The listing agent schedules a First Inspection by submitting the First and<\/p>\n<p>Final Inspection Report Request form (found in this resale packet) before, or<\/p>\n<p>as soon as the property is listed. This report is a required part of the<\/p>\n<p>completed packet.<\/p>\n<p>LJ<\/p>\n<p>Only complete form submittals shall be accepted. Failure to provide<\/p>\n<p>accurate contact information for the inspection can delay the escrow<\/p>\n<p>process.<\/p>\n<p>Allow at least 10 business days for the completion of the First<\/p>\n<p>Inspection.<\/p>\n<p>Step 2:<\/p>\n<p>The HOA disclosure documents can be ordered via homewisedocs.com<\/p>\n<p>Note: that the Seller&#8217;s Authorization to Release of Information has been<\/p>\n<p>removed from the package all together.<\/p>\n<p>Step 3: A complete resale package, including the completed First<\/p>\n<p>Inspection Report, must be submitted by escrow to the on-site<br \/>\nmanagement office for processing and submittal to the Third Laguna<\/p>\n<p>Hills Mutual Board of Directors. Only printed hard copies will be<\/p>\n<p>accepted. Resale packages that are emailed will not be accepted.<\/p>\n<p>Page 3 \u2014 The Table of Contents was revised in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Removed the Seller&#8217;s Authorization to Release of Information<\/p>\n<p>LJ<\/p>\n<p>Removed the Financial Qualifications Policy<\/p>\n<p>LJ<\/p>\n<p>Removed the Realtor Information for Prospective Purchases<\/p>\n<p>LJ<\/p>\n<p>Removed Enjoying Your Life in Third Laguna Hills Mutual<\/p>\n<p>LJ<\/p>\n<p>Removed Last Minute Reminders<\/p>\n<p>Page 5 \u2014 The Information and Fees were revised in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Updated the fee chart to include the new GRF Trust Facilities Fee and the monthly<\/p>\n<p>GRF occupancy fee for each additional occupant over two.<\/p>\n<p>LJ<\/p>\n<p>Added a reminder that \u201cCare should be taken to ensure that the correct and most<\/p>\n<p>current documents are submitted.\u201d<\/p>\n<p>LJ<\/p>\n<p>Updated the membership counselor email address from<\/p>\n<p>salesrequirements@vmsinc.org to sales@vmsinc.org.<\/p>\n<p>LJ<\/p>\n<p>Removed the sales phone number.<\/p>\n<p>Page 6 \u2014 The Escrow Documentation Checklist was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Updated page and document numbers.<\/p>\n<p>Removed Seller&#8217;s Authorization for Release of Information form.<\/p>\n<p>Added the words \u201cFound as a part of Third\u2019s Financial Qualifications Policy\u201d after<\/p>\n<p>\u201cAssessment\/Charges Guarantor Obligation Form (if applicable).\u201d<\/p>\n<p>Removed Enjoying Your Live in Third Mutual and Last-Minute Reminders.<\/p>\n<p>Added First Inspection Report (provided by escrow).<\/p>\n<p>Revised new No. 16: Changed language to \u201cFinal Inspection Report\u201d and the email<\/p>\n<p>to ResalesInspections@vmsinc.org.<\/p>\n<p>Page 9 \u2014 The Resale Notification cover page was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Updated the page numbers.<\/p>\n<p>LJ<\/p>\n<p>Under No. 8: Added the words \u201cfor Trust Facilities Fee\u201d after \u201cPromisory Note.\u201d<\/p>\n<p>LJ<\/p>\n<p>Under No. 11: Added the words \u201cattached to Financial Qualifications Policy\u201d after<\/p>\n<p>\u201cAssessment\/Charges Guarantor Obligation Form (if applicable)\u201d.<\/p>\n<p>LJ<\/p>\n<p>No. 12 is now \u201cFirst Inspection Report.\u201d<\/p>\n<p>Page | 2<br \/>\nLJ<\/p>\n<p>Removed Enjoying Your Live in Third Mutual and Last-Minute Reminders.<\/p>\n<p>Page 11 \u2014 Revised the Escrow Closing Notification and Transmittal Report to add the new<\/p>\n<p>GRF Trust Facilities Fee.<\/p>\n<p>Page 15 \u2014 Revamped the middle section under Shareholder\/Membership Application.<\/p>\n<p>Page 16 \u2014 The Membership and Occupancy Requirements for Condominium Ownership<\/p>\n<p>was updated in the following ways:<\/p>\n<p>LJ<\/p>\n<p>Removed \u201cor baptismal certificate\u201d under the first paragraph.<\/p>\n<p>Changed the first paragraph under \u201cMember\u201d to \u201cThe owner of a condominium<\/p>\n<p>unit who has been approved for membership by the board of directors and<\/p>\n<p>entered into the corporate records. When the membership is vested in a trust,<\/p>\n<p>the trustee is considered the member. Members can be of any age (as<\/p>\n<p>permitted by state statute for ownership of property) to own a condominium unit<\/p>\n<p>Changed the second and third paragraphs under \u201cMember\u201d to:<\/p>\n<p>In order to reside, at least one of the members must be 55 years of age or<\/p>\n<p>older and reside in the unit full-time; any other members who reside must be<\/p>\n<p>at least 45 years of age, and reside with the 55-year-old member, except<\/p>\n<p>a spouse, who may be any age. A disabled child\/grandchild may reside<\/p>\n<p>under certain conditions (Section 51.3 of the California Civil Code).<\/p>\n<p>Members in good standing are entitled to one vote in mutual elections.<\/p>\n<p>Changed the first paragraph under \u201cCo-occupants\u201d to:<\/p>\n<p>Nonmembers who reside with the approval of the Third Mutual Board of<\/p>\n<p>Directors and reside with a full-time qualified resident.<\/p>\n<p>Changed the fourth paragraph under \u201cCo-occupants\u201d to:<\/p>\n<p>Co-occupants may reside only upon the issuance and approval of an<\/p>\n<p>application for co-occupancy by the mutual\u2019s board of directors. The<\/p>\n<p>application form must be executed by all owners of record.<\/p>\n<p>Changed the word \u201cbuyer\u201d to \u201cApplicant\u201d at the bottom of the page where each<\/p>\n<p>buyer is to initial acknowledging that they have read the document.<\/p>\n<p>Page 17 \u2014 Changed the email address from salesrequirements@vmsinc.org to sales@vmsinc.org<\/p>\n<p>and removed the phone number at the bottom of the \u201cThird Mutual Members Who Hold More<\/p>\n<p>Than One Membership\u201d page.<\/p>\n<p>Pages 18-20 \u2014 Updated the GRF Trust Facilities Fee documentation to reflect the increased fee<\/p>\n<p>and calculations of the Promissory Note.<\/p>\n<p>Page | 3<br \/>\nPage 21 \u2014 The Financial Statement and Credit Information was updated in the following way:<\/p>\n<p>LJ<\/p>\n<p>Added the following language at the top of the page, as the Financial Qualifications<\/p>\n<p>Policy was removed from the resale packet: \u201cThird Mutual&#8217;s Financial<\/p>\n<p>Qualifications Policy can be found here: https:\/\/lagunawoodsvillage.com\/sales-<\/p>\n<p>information.\u201d<\/p>\n<p>Documents: Removed the Financial Qualifications Policy, Realtor Information for Prospective<\/p>\n<p>Purchases in Third Laguna Hills Mutual, Enjoying Your Life in Third Laguna Hills and Last-Minute<\/p>\n<p>Reminders.<\/p>\n<p>Page 24 \u2014 Revamped the Important Information for Third Laguna Hills Mutual in its entirety.<\/p>\n<p>New buyers need to initial and date the document acknowledging that they have read the<\/p>\n<p>document and the word \u201cbuyer\u201d has also been changed to \u201cApplicant.\u201d<\/p>\n<p>Page 25 \u2014 Revamped the Application for Co-Occupancy Permit.<\/p>\n<p>NOTE: Please use only the most recent resale packages and please delete all outdated Third<\/p>\n<p>Mutual resale packages from your system, as forms are frequently revised and updated.<\/p>\n<p>After January 1, 2026, any resale packets that do not carry the January 1, 2026 date, and any<\/p>\n<p>incomplete or older applications will not be accepted or processed.
