SUBJECT: Revised Third Resale Package Dated January 1, 2026<\/p>\n
NEWSFLASH – RESALE PACKET REVISIONS – EFFECTIVE JANUARY 1, 2026<\/p>\n
Third Mutual\u2019s resale package has been updated with an effective date of Thursday,<\/p>\n
January 1, 2026. It will not be posted on the website until close of business on Wednesday,<\/p>\n
December 31, 2025. The revisions affect the pages below and are not all inclusive:<\/p>\n
Page 1 \u2014 The cover page was revised in the following ways:<\/p>\n
LJ<\/p>\n
Under No. 2(a): The last sentence reads, \u201cA disabled child\/grandchild may reside<\/p>\n
under certain conditions (Section 51.3 of the California Civil Code).\u201d<\/p>\n
LJ<\/p>\n
Under No. 2(b): The language after \u201cFinancial qualifications\u201d reads, \u201cPlease refer to<\/p>\n
the Financial Qualifications Policy found on the Laguna Woods Village website<\/p>\n
under Sales\u201d to note that Third\u2019s Financial Qualifications Policy is no longer a part<\/p>\n
of the resale packet and is available only on the website.<\/p>\n
Steps 1-3 were revised in the following ways:<\/p>\n
Step 1: The listing agent schedules a First Inspection by submitting the First and<\/p>\n
Final Inspection Report Request form (found in this resale packet) before, or<\/p>\n
as soon as the property is listed. This report is a required part of the<\/p>\n
completed packet.<\/p>\n

Only complete form submittals shall be accepted. Failure to provide<\/p>\n
accurate contact information for the inspection can delay the escrow<\/p>\n
process.<\/p>\n
Allow at least 10 business days for the completion of the First<\/p>\n
Inspection.<\/p>\n
Step 2:<\/p>\n
The HOA disclosure documents can be ordered via homewisedocs.com<\/p>\n
Note: that the Seller’s Authorization to Release of Information has been<\/p>\n
removed from the package all together.<\/p>\n
Step 3: A complete resale package, including the completed First<\/p>\n
Inspection Report, must be submitted by escrow to the on-site
\nmanagement office for processing and submittal to the Third Laguna<\/p>\n
Hills Mutual Board of Directors. Only printed hard copies will be<\/p>\n
accepted. Resale packages that are emailed will not be accepted.<\/p>\n

Removed \u201cor baptismal certificate\u201d under the first paragraph.<\/p>\n
Changed the first paragraph under \u201cMember\u201d to \u201cThe owner of a condominium<\/p>\n
unit who has been approved for membership by the board of directors and<\/p>\n
entered into the corporate records. When the membership is vested in a trust,<\/p>\n
the trustee is considered the member. Members can be of any age (as<\/p>\n
permitted by state statute for ownership of property) to own a condominium unit<\/p>\n
Changed the second and third paragraphs under \u201cMember\u201d to:<\/p>\n
In order to reside, at least one of the members must be 55 years of age or<\/p>\n
older and reside in the unit full-time; any other members who reside must be<\/p>\n
at least 45 years of age, and reside with the 55-year-old member, except<\/p>\n
a spouse, who may be any age. A disabled child\/grandchild may reside<\/p>\n
under certain conditions (Section 51.3 of the California Civil Code).<\/p>\n
Members in good standing are entitled to one vote in mutual elections.<\/p>\n
Changed the first paragraph under \u201cCo-occupants\u201d to:<\/p>\n
Nonmembers who reside with the approval of the Third Mutual Board of<\/p>\n
Directors and reside with a full-time qualified resident.<\/p>\n
Changed the fourth paragraph under \u201cCo-occupants\u201d to:<\/p>\n
Co-occupants may reside only upon the issuance and approval of an<\/p>\n
application for co-occupancy by the mutual\u2019s board of directors. The<\/p>\n
application form must be executed by all owners of record.<\/p>\n
Changed the word \u201cbuyer\u201d to \u201cApplicant\u201d at the bottom of the page where each<\/p>\n
buyer is to initial acknowledging that they have read the document.<\/p>\n
Page 17 \u2014 Changed the email address from salesrequirements@vmsinc.org to sales@vmsinc.org<\/p>\n
and removed the phone number at the bottom of the \u201cThird Mutual Members Who Hold More<\/p>\n
