See Section 5.0 \u201csample floorplan\u201d.<\/p>\n<p>3.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>341<\/p>\n<p>Current city-adopted building codes will always take precedence.<\/p>\n<p>3.2<\/p>\n<p>A bathroom split may be added to a manor under the following<\/p>\n<p>conditions:<\/p>\n<p>a. Only non-structural or non-load bearing walls may be altered<\/p>\n<p>or removed.<\/p>\n<p>b<\/p>\n<p>The new design layout will not change or impact the total<\/p>\n<p>number of existing designated sleeping rooms to the unit.<\/p>\n<p>Cc<\/p>\n<p>All alterations to comply with current California Plumbing and<\/p>\n<p>Building Codes.<\/p>\n<p>For all designs that include more than two bathrooms, a<\/p>\n<p>licensed engineer&#8217;s report verifying that this design will not<\/p>\n<p>exceed the design capacity of the building plumbing system<\/p>\n<p>currently servicing this manor will be required.<\/p>\n<p>3.3<\/p>\n<p>Prior to commencing work, a Mutual Plumbing Waste Line<\/p>\n<p>Inspection is required at the area(s) being impacted by the<\/p>\n<p>alteration. The member is responsible for requesting the inspection<\/p>\n<p>and all applicable costs for service.<\/p>\n<p>a. The member becomes responsible for any subsequent<\/p>\n<p>repairs to the building&#8217;s plumbing systems if any alterations<\/p>\n<p>begin prior to the Mutual&#8217;s inspections.<br \/>\n3.4<\/p>\n<p>Detailed and scaled architectural or engineered plans shall be<\/p>\n<p>submitted to Manor Alterations for review and approval. Plans to<\/p>\n<p>include but not limited to the following:<\/p>\n<p>\u090f<\/p>\n<p>Architectural plans<\/p>\n<p>b<\/p>\n<p>Engineering plans \u2014 as needed<\/p>\n<p>Cc<\/p>\n<p>All connection points to existing system<\/p>\n<p>d<\/p>\n<p>All piping types and sizes<\/p>\n<p>3.5<\/p>\n<p>Final \u201cas built\u201d plans to be submitted to Manor Alterations at project<\/p>\n<p>completion.<\/p>\n<p>3.6<\/p>\n<p>All pressure lines shall be securely strapped to prevent movement<\/p>\n<p>or knocking.<\/p>\n<p>3.7<\/p>\n<p>A separate furred sound attenuation wall will be required where new<\/p>\n<p>layout comes in contact with an adjoining manor demising wall.<\/p>\n<p>Details to be included with plan submittal.<\/p>\n<p>3.8<\/p>\n<p>All vents and or exhaust fans must be installed per Third Mutual<\/p>\n<p>Standard 9: Exhaust Fan Installations<\/p>\n<p>3.9<\/p>\n<p>All PVC flat roof work involving penetrations and tie-ins for vent(s)<\/p>\n<p>and or exhaust fan installations must be made by a mutual<\/p>\n<p>approved roofing vendor.<\/p>\n<p>\u090f<\/p>\n<p>Verification of any existing roof warranty is also required.<\/p>\n<p>b<\/p>\n<p>If any roof still has an active roof warranty, the member must<\/p>\n<p>use the roofing contractor that is providing this warranty.<\/p>\n<p>An approved Roofing Contractor Verification Form is<\/p>\n<p>required prior to issue of Mutual Consent.<\/p>\n<p>Member is responsible for all roofing costs and coordination<\/p>\n<p>with said approved roof vendor.<\/p>\n<p>3.10 Alicensed structural engineer&#8217;s stamped drawings must be<\/p>\n<p>included in submittal documents if design involves cutting or altering<\/p>\n<p>roof trusses or any building structural elements.<\/p>\n<p>4.0<\/p>\n<p>OBLIGATIONS<\/p>\n<p>41<\/p>\n<p>Member is responsible for damages to roof or other structures<\/p>\n<p>caused by any alteration.<\/p>\n<p>4.2<\/p>\n<p>The mutual member is responsible for, and will bear all costs<\/p>\n<p>associated with clean-up or repair of mutual owned or controlled<\/p>\n<p>property made necessary by or resulting from the alteration.<\/p>\n<p>5.0<\/p>\n<p>SAMPLE FLOOR PLAN (see attached)<br \/>\n\u2014<\/p>\n<p>Dining<\/p>\n<p>Bedroom 2<\/p>\n<p>Atrium<\/p>\n<p>Room<\/p>\n<p>107 s.f.<\/p>\n<p>sound<\/p>\n<p>attunuation<\/p>\n<p>Living<\/p>\n<p>wall<\/p>\n<p>Room<\/p>\n<p>es<\/p>\n<p>\u00a9 |<\/p>\n<p>|<\/p>\n<p>\u2014<\/p>\n<p>Kitchen<\/p>\n<p>NE<\/p>\n<p>oom\/1<\/p>\n<p>\u2014<\/p>\n<p>8-0&#8243; x 14&#8242;-3&#8243;<\/p>\n<p>PROPOSED FLOORPLAN<\/p>\n<p>114 s.f.Bedroom 1<\/p>\n<p>(70 s.f. min.)<\/p>\n<p>Bedroom 2<\/p>\n<p>107 s.f.<\/p>\n<p>single<\/p>\n<p>bathroom<\/p>\n<p>|\u00ae<\/p>\n<p>&lt;Q] |<\/p>\n<p>Kitchen<\/p>\n<p>EXISTING FLOORPLAN<\/p>\n<p>8-11&#8243; x 15-9&#8243;<\/p>\n<p>140 s.f.
