GENERAL REQUIREMENTS<\/p>\n

2.0<\/p>\n
APPLICATIONS \u2014 PATIO WALLS<\/p>\n
21<\/p>\n
No single gate will be of two pieces or require more than three<\/p>\n
hinges for attachments.<\/p>\n
2.2<\/p>\n
All gates, other than wrought iron, will be painted to match the color<\/p>\n
of the wall or the building in accordance with Mutual painting policy.<\/p>\n
Gates shall match existing gates and fences.<\/p>\n

Gates may be installed that open into limited common area; also<\/p>\n
where limited access to entryways does not obstruct necessary<\/p>\n
access to common areas.<\/p>\n
24<\/p>\n
Gates will be constructed of vinyl or wrought iron only.<\/p>\n
25<\/p>\n
Gates shall match existing design and construction.<\/p>\n
2.6<\/p>\n
Gates shall be no higher than the wall in which they are part of,<\/p>\n
with the exception of decorative or radiused finished tops.<\/p>\n
3.0<\/p>\n
APPLICATIONS \u2014 PATIO RAILINGS IN THREE STORY BUILDINGS<\/p>\n
3.1<\/p>\n
This section addresses gates cut into existing metal, or wood, patio<\/p>\n
railings in three story buildings.<\/p>\n
3.2<\/p>\n
Gates can be installed only if the Common Area made accessible<\/p>\n
by the gate is safe to traverse considering factors such as the slope<\/p>\n
of the land and the landscaping, as determined by Staff.
\n3.3<\/p>\n
A site inspection by the Alterations Inspector will be required prior<\/p>\n
to the issuance of a permit for a gate installation.<\/p>\n
3.4<\/p>\n
The opening cut into the railing for the gate must be a minimum of<\/p>\n
24\u201d and a maximum of 36\u201d wide.<\/p>\n
3.5<\/p>\n
Gates will be constructed and painted to match the existing railing.<\/p>\n
3.6<\/p>\n
Where cuts have been made they will be finished to prevent<\/p>\n
injuries.<\/p>\n
Horizontal wrought iron bars must be capped, or sealed<\/p>\n
to prevent moisture intrusion. Caps must be steel; plastic caps are<\/p>\n
prohibited.<\/p>\n
3.7<\/p>\n
Vertical bars of the same size and shape as the railing\u2019s original<\/p>\n
bars must finish the ends of the gate and railing where they have<\/p>\n
been cut. These vertical bars must be capped to prevent moisture<\/p>\n
intrusion. Caps must be steel; plastic caps are prohibited.<\/p>\n
3.8<\/p>\n
Gates should be positioned in either side of the railing, and not the<\/p>\n
front, be clear of obstructions, and designed to swing so that they<\/p>\n
provide access to a safe passage with minimal impact on the<\/p>\n
landscaping. The gates must be able to open fully, at least 90<\/p>\n
degrees, without striking objects on adjacent walls or in the<\/p>\n
landscape. If the gate opens onto the patio it must not obstruct the<\/p>\n
manor doorway that accesses the patio.<\/p>\n
3.9<\/p>\n
All required landscaping and irrigation revisions will be performed<\/p>\n
by the Mutual at the Member’s expense.<\/p>\n
3.10<\/p>\n
Concrete stoops, stepping stones, or paving stones are not<\/p>\n
permitted in Common Area where the gate is located.<\/p>\n
3.11<\/p>\n
Personal items cannot be located outside of the patio in the<\/p>\n
Common Area made accessible by the gate, or on the landing,<\/p>\n
