A City of Laguna Woods permit may be required.<\/p>\n<p>All fees for both Mutual and City permits shall be paid for by the Member and\/or<\/p>\n<p>his contractor. Member and\/or his contractor must supply the Manor Alterations<\/p>\n<p>Department with City permit numbers prior to beginning work.<\/p>\n<p>1.2<\/p>\n<p>MEMBERS RESPONSIBILITY: The Member is solely responsible for the<\/p>\n<p>maintenance and repair of all alterations to the building. Removal may be<\/p>\n<p>required upon sale of a manor, or deterioration of the alteration. Further,<\/p>\n<p>Member(s) are expected to provide neighboring residents an estimated timeline<\/p>\n<p>for construction, and advance notice of excessive construction-related noise<\/p>\n<p>that may occur.<\/p>\n<p>1.3<\/p>\n<p>CODES AND REGULATIONS: All work shall comply with applicable local,<\/p>\n<p>state, and federal requirements including but not limited to the current edition of<\/p>\n<p>the Uniform Building Code.<\/p>\n<p>1.4<\/p>\n<p>WORK HOURS: Contractors working for residents at individual manors<\/p>\n<p>and in carports are permitted to work from 9:00 AM \u2014 5:00 PM Monday<\/p>\n<p>through Friday. No work whatsoever shall be permitted on Saturday and<\/p>\n<p>Sunday, and construction is restricted to 6 months out of every 12<\/p>\n<p>months of the year.<\/p>\n<p>1.5<\/p>\n<p>PLANS: The Member applying for a Mutual Consent for Manor Alteration(s)<\/p>\n<p>shall provide to the Manor Alterations Department a detailed plan(s) for<br \/>\napproval indicating all work to be done, i.e., size, location, description and<\/p>\n<p>specifications.<\/p>\n<p>1.6<\/p>\n<p>DUMPSITES: The premises shall be kept free from accumulation of waste<\/p>\n<p>materials and\/or rubbish caused by the construction work. Member and\/or his<\/p>\n<p>contractor is responsible for removal of debris and excess material and must<\/p>\n<p>leave work areas &#8220;BROOM CLEAN&#8221; daily. USE OF COMMUNITY DUMPSITES<\/p>\n<p>FOR CONSTRUCTION RELATED DUMPING IS NOT PERMITTED.<\/p>\n<p>Contractor&#8217;s dumpsters, if required, must have location approved by the Manor<\/p>\n<p>Alterations Department.<\/p>\n<p>1.7<\/p>\n<p>CONTRACTOR: Installation must be performed by a California<\/p>\n<p>licensed contractor of the appropriate trade.<\/p>\n<p>1.8<\/p>\n<p>CONTRACTOR\u2019S CONDUCT: Member&#8217;s contractor(s), their personnel, and<\/p>\n<p>sub-contractors shall refrain at all times from using<\/p>\n<p>profanity, abusive or loud language, and must wear shirts at all times. Radio,<\/p>\n<p>MP3, CD or cassette players are not permitted on the project site. Contractor<\/p>\n<p>personnel will, at all times, extend and exhibit a courteous demeanor to<\/p>\n<p>residents.<\/p>\n<p>2.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>21.<\/p>\n<p>Retrofit windows shall be defined as those installations where the<\/p>\n<p>original window frame is not removed<\/p>\n<p>2.2<\/p>\n<p>Window modifications shall be defined as those installations which alter<\/p>\n<p>the width or height of an existing window. All window modifications shall<\/p>\n<p>comply with the requirements of this Standard and the principles of<\/p>\n<p>Standard Plans.<\/p>\n<p>23<\/p>\n<p>New windows shall be defined as those installations that include<\/p>\n<p>installation of a new window in a location that did not previously contain<\/p>\n<p>a window. All new windows shall comply with the requirements of this<\/p>\n<p>Standard and the principles of the Standard Plans.<\/p>\n<p>24<\/p>\n<p>Window modifications and new windows shall not adversely affect the<\/p>\n<p>structural integrity or aesthetics of the Manor or the surrounding Manors.<\/p>\n<p>2.5<\/p>\n<p>Top of window heights shall match those of existing windows on the<\/p>\n<p>same side of the building.<\/p>\n<p>2.6<\/p>\n<p>Size and location of windows shall be as per Standard Plans.<\/p>\n<p>2.7<\/p>\n<p>Windows frames must be white vinyl only. Window frames and glazing<\/p>\n<p>shall match existing windows in all aspects and shall comply with the<\/p>\n<p>requirements set forth in this Standard.<br \/>\n3.0<\/p>\n<p>TYPE OF GLASS<\/p>\n<p>3.41<\/p>\n<p>Other than bathroom windows, all window glass is to be clear. Tempered glass<\/p>\n<p>is required as specified by Uniform Building Code.<\/p>\n<p>3.2<\/p>\n<p>Films or tints may be applied to the inside of glass only.<\/p>\n<p>4.0<\/p>\n<p>ATTACHMENTS<\/p>\n<p>4.1<\/p>\n<p>No wrought-iron grilles, bars, or window guards are allowed.<\/p>\n<p>4.2<\/p>\n<p>No storm windows or glass shields will be installed on the exterior of any<\/p>\n<p>window.<\/p>\n<p>5.0<\/p>\n<p>STAINED GLASS<\/p>\n<p>5.1<\/p>\n<p>Any application for stained, leaded, or other types of glass must be submitted to<\/p>\n<p>the Manor Alterations Department for approval of design, color, and sizes.<\/p>\n<p>5.2<\/p>\n<p>Any attachment of stained, leaded or decorative glass must be inside of a<\/p>\n<p>window and not part of the window in any way.<\/p>\n<p>6.0<\/p>\n<p>GARDEN WINDOWS<\/p>\n<p>6.1<\/p>\n<p>Garden windows may be defined as planter windows.<\/p>\n<p>6.2<\/p>\n<p>The garden window shall not be larger than the existing window opening.<\/p>\n<p>6.3<\/p>\n<p>A garden window shall not project directly into any walkway, breezeway or<\/p>\n<p>interior court. No garden window shall extend outward from the building beyond<\/p>\n<p>24&#8243;.<\/p>\n<p>6.4<\/p>\n<p>Window frame specifications must be submitted to the Manor Alterations<\/p>\n<p>Department for review and approval prior to issuance of a permit.<\/p>\n<p>7.0<\/p>\n<p>SLIDING GLASS DOORS<\/p>\n<p>71<\/p>\n<p>Window conversion to a sliding glass door shall be allowed in rooms that face<\/p>\n<p>into a patio, atrium, and balcony area only. The width of the window must be the<\/p>\n<p>same width of the proposed sliding glass door and the top of the window height<\/p>\n<p>must be the same as the top of the sliding glass door height.<\/p>\n<p>7.2<\/p>\n<p>Sliding glass door frames must be constructed of white vinyl only.<\/p>\n<p>7.3<\/p>\n<p>French style sliding glass doors will be allowed.<br \/>\n8.0<\/p>\n<p>REMOVING WINDOWS<\/p>\n<p>8.1<\/p>\n<p>Windows that are constructed with both an upper and lower panel and are<\/p>\n<p>separated by a sash may be altered by removing the lower window panel. The<\/p>\n<p>new opening must be filled in with stucco and constructed to match the exterior<\/p>\n<p>of the building. The upper window panel must be replaced with a new<\/p>\n<p>construction window.<\/p>\n<p>8.2<\/p>\n<p>Removal of the lower window paneling will only be allowed in rooms that face<\/p>\n<p>into a 4-foot high minimum patio block wall. All other window removals will<\/p>\n<p>require review and approval from the Board of Directors.<\/p>\n<p>8.3<\/p>\n<p>Proof of compliance with all public agency requirements for light, ventilation,<\/p>\n<p>and egress must be submitted to the Manor Alterations Department prior to<\/p>\n<p>issuance of the Mutual Consent for Manor
