MEMBER NOTICE<\/p>\n
ASBESTOS AND LEAD HAZARDOUS MATERIALS<\/p>\n
Allhomes in Laguna Woods Village were constructed inthe 1960s and 1970s. At<\/p>\n
that time, asbestos and lead-containing materials met local codesas wellas<\/p>\n
stateand federalregulations. These materials, known to be hazardous, were<\/p>\n
used extensively throughout many building products.<\/p>\n
Asbestos Containing Materials include but are not limited to:<\/p>\n
+ Ceiling tile<\/p>\n
+ Floor tile\/linoleum and mastic<\/p>\n
* Textured wall surfaces<\/p>\n
+ Stucco & Tex-coat<\/p>\n
+ Cove Base Mastic<\/p>\n
* Transite Panels behind bathroom shower walls<\/p>\n
* Sprayed acoustical ceilings & attic overspray<\/p>\n
* Fire doors<\/p>\n
+ Structural fireproofing<\/p>\n
+ Pipe\/boiler insulation<\/p>\n
+ Attic insulation<\/p>\n
+ Heating duct material\/insulation<\/p>\n
Lead Containing Materials include:<\/p>\n
* Lead Based Paint<\/p>\n
+ Lead containing ceramic tiles<\/p>\n
Disturbing these hazardous materials without proper safeguards can be<\/p>\n
hazardous to yourindividual health, the worker\u2019s health and the environment.<\/p>\n
Prior to any disturbance of such suspect materials, it is required that they first be<\/p>\n
tested and categorized by CA-State Certified Asbestos\/Lead consultants. Based<\/p>\n
on such determination based on the levels of lead and asbestos content, the<\/p>\n
proposed renovation activities may have to be assigned to a contractor<\/p>\n
specifically licensed for asbestos\/lead work in compliance with federal, state and<\/p>\n
local laws, codes and regulations. Work performed without providing the<\/p>\n
required documentation may result in exposure, costly cleanup process, legal<\/p>\n
liability, fines & penalties to the member. Violators also may be reported to CAL-<\/p>\n
OSHA and EPA\/AQMD.<\/p>\n
There are major legal consequences and fines set forth by city, state and<\/p>\n
federal regulations in addition to the legal liability concerning the health<\/p>\n

Mutual members and their contractors are required to abide by all applicable<\/p>\n

disturbance, removal, transportation and disposal of asbestos and lead<\/p>\n
containing materials in their homes, in addition to any requirements set forth by the<\/p>\n
member’s Mutual. Members must check with the Manor Alterations Division at Laguna<\/p>\n
Woods Village prior to performing any upgrades or renovations to the unit.<\/p>\n
