GENERAL REQUIREMENTS<\/p>\n

DESIGN CRITERIA<\/p>\n

All skylight design and installations shall comply with all applicable building<\/p>\n
codes including the International Building Code (IBC) and Title 24<\/p>\n
requirements for lighting and ventilation.<\/p>\n
2.2<\/p>\n
Skylights may be openable of fixed type.<\/p>\n
See section 3.6 A for placement guidelines of openable skylights.<\/p>\n

All skylights to be double lens\/glazing construction.<\/p>\n

The maximum skylight size shall comply with all current building codes and<\/p>\n
Title 24.<\/p>\n

Finished opening size of skylight well, where it terminates at ceiling may<\/p>\n
vary. Finish openings at ceiling may be left open or covered with<\/p>\n
translucent panels.<\/p>\n
Opening size and\/or coverings shall conform to Title 24 light and<\/p>\n
ventilation requirements.<\/p>\n
2.6<\/p>\n
Skylight lens\/glazing shall be off white or smoke tinted in color. Clear<\/p>\n
lens\/glazing is not allowed.

All skylight framework finishes within a manor are to match.<\/p>\n
2.8<\/p>\n
Any deviation in style will require review and approval by Manor Alterations<\/p>\n
and\/or Board of Directors.<\/p>\n

3.0<\/p>\n
APPLICATIONS<\/p>\n

Verification of roof warranty is required prior to any skylight(s)<\/p>\n
installation. If there is a roof warranty in effect, the member must<\/p>\n
contract with said roofing company providing that warranty for all<\/p>\n
roofing tie-ins.<\/p>\n
3.2<\/p>\n
All roofing tie-ins must be in strict compliance with applicable building<\/p>\n
codes and United Laguna Woods Mutual Standards and drawings.<\/p>\n
3.3<\/p>\n
Electrical fixtures installed within the skylight well, shall comply with all<\/p>\n
current building and electrical codes.<\/p>\n
3.4<\/p>\n
Skylights installed on a patio or balcony cover must comply with cover<\/p>\n
manufacture recommended installation guidelines and must comply with<\/p>\n
all current applicable building codes.<\/p>\n
3.5<\/p>\n
All skylights shall be curb mounted and installed per skylight<\/p>\n
manufactures guidelines.<\/p>\n
Curb is to be framed in 2 x 6 material minimum. Unless noted otherwise<\/p>\n
by the manufacture, mounting of skylights to the curb shall be with<\/p>\n
galvanized or stainless-steel hex-head screws with neoprene washers<\/p>\n
to aid in removal during re-roofing.<\/p>\n
3.6<\/p>\n
No skylight shall be installed within 12 inches of any vent, ridge, roof<\/p>\n
valley or vertical structure.<\/p>\n
A. All openable skylights shall be located a minimum of 10 feet away from<\/p>\n
all plumbing vents or the vent shall terminate 3 feet above the skylight.<\/p>\n
Openable skylights shall be a minimum of 3 feet from any environmental<\/p>\n
air vent \u2014 i.e. stove hood, bathroom fan etc. (per California Plumbing<\/p>\n
Code, section 906.2 \u2014 subject to code updates and revisions.)<\/p>\n
3.7<\/p>\n
Skylight installations performed in existing acoustical sprayed ceiling<\/p>\n
may encounter asbestos. The member and contractor must comply
\nwith all asbestos protocols currently in effect with the City of Laguna<\/p>\n
Woods Building Department.<\/p>\n
3.8<\/p>\n
NO TRUSSES SHALL BE CUT IN THE INSTALLATION OF A<\/p>\n
SKYLIGHT.<\/p>\n
A. Trusses exposed as a result of a skylight installation must comply with<\/p>\n
all current building and fire code guidelines.<\/p>\n
4.0<\/p>\n
MAINTENANCE<\/p>\n
41<\/p>\n
The member is responsible for all ongoing maintenance of skylights,<\/p>\n
including any subsequent water leaks that can be directly attributed to<\/p>\n
said skylight installation.<\/p>\n
4.2<\/p>\n
Should the skylight need to be removed for any building related<\/p>\n
maintenance, the member is responsible for all costs associated with<\/p>\n
