A City of Laguna Woods<\/p>\n<p>permit may be required. All fees for both Mutual and City permits shall<\/p>\n<p>be paid for by the Member and\/or his contractor. Member and\/or his<\/p>\n<p>contractor must supply the Manor Alterations Department with City<\/p>\n<p>permit numbers prior to beginning work.<\/p>\n<p>1.2<\/p>\n<p>MEMBERS RESPONSIBILITY: The Member is solely responsible for<\/p>\n<p>the maintenance and repair of all alterations to the building. Removal<\/p>\n<p>may be required upon sale of a manor, or deterioration of the alteration.<\/p>\n<p>Further, Member(s) are expected to provide neighboring residents an<\/p>\n<p>estimated timeline for construction, and advance notice of excessive<\/p>\n<p>construction-related noise that may occur.<\/p>\n<p>1.3<\/p>\n<p>CODES AND REGULATIONS: All work shall comply with applicable<\/p>\n<p>local, state, and federal requirements including but not limited to the<\/p>\n<p>current edition of the Uniform Building Code.<\/p>\n<p>1.4<\/p>\n<p>WORK HOURS: Contractors working for residents at individual<\/p>\n<p>manors and in carports are permitted to work from 9:00 AM \u2014<\/p>\n<p>5:00 PM Monday through Friday. No work whatsoever shall be<\/p>\n<p>permitted on Saturday and Sunday, and construction is<\/p>\n<p>restricted to 6 months out of every 12 months of the year.<\/p>\n<p>1.5<\/p>\n<p>PLANS: The Member applying for a Mutual Consent for Manor<\/p>\n<p>Alteration(s) shall provide to the Manor Alterations Department a<\/p>\n<p>detailed plan(s) for approval indicating all work to be done, i.e., size,<\/p>\n<p>location, description and specifications.<\/p>\n<p>1.6<\/p>\n<p>DUMPSITES: The premises shall be kept free from accumulation of<\/p>\n<p>waste materials and\/or rubbish caused by the construction work.<\/p>\n<p>Member and\/or his contractor is responsible for removal of debris and<\/p>\n<p>excess material and must leave work areas &#8220;BROOM CLEAN&#8221; daily.<br \/>\nUSE OF COMMUNITY DUMPSITES FOR CONSTRUCTION<\/p>\n<p>RELATED DUMPING IS NOT PERMITTED. Contractor&#8217;s dumpsters, if<\/p>\n<p>required, must have location approved by the Manor Alterations<\/p>\n<p>Department.<\/p>\n<p>1.7<\/p>\n<p>CONTRACTOR: Installation must be performed by a California<\/p>\n<p>licensed contractor of the appropriate trade.<\/p>\n<p>1.8<\/p>\n<p>CONTRACTOR\u2019S CONDUCT: Member&#8217;s contractor(s), their personnel,<\/p>\n<p>and sub-contractors shall refrain at all times from using<\/p>\n<p>profanity, abusive or loud language, and must wear shirts at all times.<\/p>\n<p>Radio, MP3, CD or cassette players are not permitted on the project<\/p>\n<p>site. Contractor personnel will, at all times, extend and exhibit a<\/p>\n<p>courteous demeanor to residents.<\/p>\n<p>2.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>21<\/p>\n<p>Sewer line connections will consist of a minimum 2&#8243; waste line tied into<\/p>\n<p>a minimum 2&#8243; waste line.<\/p>\n<p>2.2<\/p>\n<p>Prior to connecting into a 2\u201d waste line of cast iron that exceeds 4 feet<\/p>\n<p>in length of the horizontal run to the main line, the 2\u201d waste line is to be<\/p>\n<p>cleaned out by the Mutual at the Member(s) expense. Pictures of the<\/p>\n<p>cleaned drain line, taken by an outside contractor at the Member&#8217;s<\/p>\n<p>expense, shall be provided to the Manor Alterations Department to<\/p>\n<p>ensure the line\u2019s maximum ability to accommodate the additional<\/p>\n<p>discharge of water.<\/p>\n<p>23<\/p>\n<p>Location of unit and\/or plumbing connections must be submitted in<\/p>\n<p>writing to the Manor Alterations Department prior to issuance of a<\/p>\n<p>permit. Washer and dryer installations on patios are permitted per<\/p>\n<p>Section 3.0.<\/p>\n<p>24<\/p>\n<p>Washer and dryer installations in atriums or on balconies are<\/p>\n<p>prohibited.<\/p>\n<p>25<\/p>\n<p>All water supply lines shall be of minimum 1\/2&#8243; diameter, Type M<\/p>\n<p>copper.<\/p>\n<p>2.6<\/p>\n<p>All pressure lines shall be securely strapped to prevent movement or<\/p>\n<p>knocking.<\/p>\n<p>2.7<\/p>\n<p>It is highly recommended that where possible, drain pans be installed<\/p>\n<p>under washers to prevent any possible water damage.<\/p>\n<p>2.8<\/p>\n<p>Dryer vents shall be through walls where possible and painted to match<\/p>\n<p>building color.<br \/>\n2.9<\/p>\n<p>Dryer vents through roofs must utilize metal T-Top type roof jacks.<\/p>\n<p>Roofing must be in strict conformance with building code requirements<\/p>\n<p>and United Laguna Woods Mutual roofing standards.<\/p>\n<p>2.9.1<\/p>\n<p>Roof tie-ins for dryer vents on PVC Cool Roofs must be made by an<\/p>\n<p>approved roofing contractor. A Roofing Contractor Verification Form will<\/p>\n<p>be required prior to the issuance of a permit. A list of approved roofing<\/p>\n<p>contractors is available at the Laguna Woods Village Manor Alterations<\/p>\n<p>Department.<\/p>\n<p>2.9.2<\/p>\n<p>The Mutual Member assumes all responsibility for any damage that<\/p>\n<p>may occur due to the installation of a washer and dryer.<\/p>\n<p>3.0<\/p>\n<p>ADDITIONAL REQUIREMENTS FOR INSTALLATIONS ON PATIOS<\/p>\n<p>3.41<\/p>\n<p>Washer and dryer installations on patios are permitted only in the<\/p>\n<p>original storage closets on patios surrounded by walls a minimum of 6<\/p>\n<p>feet in height, and on enclosed patios. If walls are lowered, or an<\/p>\n<p>enclosure removed, the washer and dryer must be removed.<\/p>\n<p>3.2<\/p>\n<p>All exposed wiring shall be in rigid or flex conduit painted the color of<\/p>\n<p>the wall to which it is attached.<\/p>\n<p>3.3<\/p>\n<p>Exposed plumbing line runs shall be kept to a minimum and enclosed<\/p>\n<p>in a sheet metal chaseway painted the color of the wall to which it is<\/p>\n<p>attached.<\/p>\n<p>3.4<\/p>\n<p>All penetrations through walls shall be properly sealed to prevent
