1.0<\/p>\n
GENERAL REQUIREMENTS<\/p>\n
1.1<\/p>\n
PERMITS AND FEES: A Mutual Consent for Manor Alteration is<\/p>\n
required for all alterations to the building. A City of Laguna Woods<\/p>\n
permit may be required. All fees for both Mutual and City permits shall<\/p>\n
be paid for by the Member and\/or his contractor. Member and\/or his<\/p>\n
contractor must supply the Manor Alterations Department with City<\/p>\n
permit numbers prior to beginning work.<\/p>\n
1.2<\/p>\n
MEMBERS RESPONSIBILITY: The Member is solely responsible for<\/p>\n
the maintenance and repair of all alterations to the building. Removal<\/p>\n
may be required upon sale of a manor, or deterioration of the alteration.<\/p>\n
Further, Member(s) are expected to provide neighboring residents an<\/p>\n
estimated timeline for construction, and advance notice of excessive<\/p>\n
construction-related noise that may occur.<\/p>\n
1.3<\/p>\n
CODES AND REGULATIONS: All work shall comply with applicable<\/p>\n
local, state, and federal requirements including but not limited to the<\/p>\n
current edition of the Uniform Building Code.<\/p>\n
1.4<\/p>\n
WORK HOURS: Contractors working for residents at individual<\/p>\n
manors and in carports are permitted to work from 9:00 AM \u2014<\/p>\n
5:00 PM Monday through Friday. No work whatsoever shall be<\/p>\n
permitted on Saturday and Sunday, and construction is<\/p>\n
restricted to 6 months out of every 12 months of the year.<\/p>\n
1.5<\/p>\n
PLANS: The Member applying for a Mutual Consent for Manor<\/p>\n
Alteration(s) shall provide to the Manor Alterations Department a<\/p>\n
detailed plan(s) for approval indicating all work to be done, i.e., size,<\/p>\n
location, description and specifications.<\/p>\n
1.6<\/p>\n
DUMPSITES: The premises shall be kept free from accumulation of<\/p>\n
waste materials and\/or rubbish caused by the construction work.<\/p>\n
Member and\/or his contractor is responsible for removal of debris and<\/p>\n
excess material and must leave work areas “BROOM CLEAN” daily.
\nUSE OF COMMUNITY DUMPSITES FOR CONSTRUCTION<\/p>\n
RELATED DUMPING IS NOT PERMITTED. Contractor’s dumpsters, if<\/p>\n
required, must have location approved by the Manor Alterations<\/p>\n
Department.<\/p>\n
1.7<\/p>\n
CONTRACTOR: Installation must be performed by a California<\/p>\n
licensed contractor of the appropriate trade.<\/p>\n
1.8<\/p>\n
CONTRACTOR\u2019S CONDUCT: Member’s contractor(s), their personnel,<\/p>\n
and sub-contractors shall refrain at all times from using<\/p>\n
profanity, abusive or loud language, and must wear shirts at all times.<\/p>\n
Radio, MP3, CD or cassette players are not permitted on the project<\/p>\n
site. Contractor personnel will, at all times, extend and exhibit a<\/p>\n
courteous demeanor to residents.<\/p>\n
2.0<\/p>\n
APPLICATIONS<\/p>\n
21<\/p>\n
Sewer line connections will consist of a minimum 2″ waste line tied into<\/p>\n
a minimum 2″ waste line.<\/p>\n
2.2<\/p>\n
Prior to connecting into a 2\u201d waste line of cast iron that exceeds 4 feet<\/p>\n
in length of the horizontal run to the main line, the 2\u201d waste line is to be<\/p>\n
cleaned out by the Mutual at the Member(s) expense. Pictures of the<\/p>\n
cleaned drain line, taken by an outside contractor at the Member’s<\/p>\n
expense, shall be provided to the Manor Alterations Department to<\/p>\n
ensure the line\u2019s maximum ability to accommodate the additional<\/p>\n
discharge of water.<\/p>\n
23<\/p>\n
Location of unit and\/or plumbing connections must be submitted in<\/p>\n
writing to the Manor Alterations Department prior to issuance of a<\/p>\n
permit. Washer and dryer installations on patios are permitted per<\/p>\n
Section 3.0.<\/p>\n
24<\/p>\n
Washer and dryer installations in atriums or on balconies are<\/p>\n
prohibited.<\/p>\n
25<\/p>\n
All water supply lines shall be of minimum 1\/2″ diameter, Type M<\/p>\n
copper.<\/p>\n
2.6<\/p>\n
All pressure lines shall be securely strapped to prevent movement or<\/p>\n
knocking.<\/p>\n
2.7<\/p>\n
It is highly recommended that where possible, drain pans be installed<\/p>\n
under washers to prevent any possible water damage.<\/p>\n
2.8<\/p>\n
Dryer vents shall be through walls where possible and painted to match<\/p>\n
building color.
\n2.9<\/p>\n
Dryer vents through roofs must utilize metal T-Top type roof jacks.<\/p>\n
Roofing must be in strict conformance with building code requirements<\/p>\n
and United Laguna Woods Mutual roofing standards.<\/p>\n
2.9.1<\/p>\n
Roof tie-ins for dryer vents on PVC Cool Roofs must be made by an<\/p>\n
approved roofing contractor. A Roofing Contractor Verification Form will<\/p>\n
be required prior to the issuance of a permit. A list of approved roofing<\/p>\n
contractors is available at the Laguna Woods Village Manor Alterations<\/p>\n
Department.<\/p>\n
2.9.2<\/p>\n
The Mutual Member assumes all responsibility for any damage that<\/p>\n
may occur due to the installation of a washer and dryer.<\/p>\n
3.0<\/p>\n
ADDITIONAL REQUIREMENTS FOR INSTALLATIONS ON PATIOS<\/p>\n
3.41<\/p>\n
Washer and dryer installations on patios are permitted only in the<\/p>\n
original storage closets on patios surrounded by walls a minimum of 6<\/p>\n
feet in height, and on enclosed patios. If walls are lowered, or an<\/p>\n
enclosure removed, the washer and dryer must be removed.<\/p>\n
3.2<\/p>\n
All exposed wiring shall be in rigid or flex conduit painted the color of<\/p>\n
the wall to which it is attached.<\/p>\n
3.3<\/p>\n
Exposed plumbing line runs shall be kept to a minimum and enclosed<\/p>\n
in a sheet metal chaseway painted the color of the wall to which it is<\/p>\n
attached.<\/p>\n
3.4<\/p>\n
All penetrations through walls shall be properly sealed to prevent water<\/p>\n
