{"id":48601,"date":"2017-07-19T00:00:00","date_gmt":"2017-07-19T07:00:00","guid":{"rendered":"https:\/\/dev-laguna-woods.pantheonsite.io\/document\/united-standard-35-solar-panels-one-story-buildings-and-buildings-with-unshared-roof-space\/"},"modified":"2024-11-21T14:17:19","modified_gmt":"2024-11-21T22:17:19","slug":"united-standard-35-solar-panels-one-story-buildings-and-buildings-with-unshared-roof-space","status":"publish","type":"document","link":"https:\/\/lagunawoodsvillage.com\/fr\/document\/united-standard-35-solar-panels-one-story-buildings-and-buildings-with-unshared-roof-space\/","title":{"rendered":"Panneaux solaires United Standard 35, b\u00e2timents \u00e0 un \u00e9tage et b\u00e2timents avec espace de toit non partag\u00e9"},"content":{"rendered":"<p>UNITED LAGUNA WOODS<\/p>\n<p>MUTUEL<\/p>\n<p>STANDARD 35 SOLAR PANELS, 1 STORY BUILDINGS, AND BUILDINGS WITH<\/p>\n<p>UNSHARED ROOF SPACE<\/p>\n<p>ADOPTED APRIL 2008, RESOLUTION 01-08-61<\/p>\n<p>GENERAL REQUIREMENTS REVISED JUNE 2011, RESOLUTION 01-11-104<\/p>\n<p>GENERAL REQUIREMENTS REVISED JANUARY 2016, RESOLUTION 01-16-08<\/p>\n<p>REVISED MARCH 2023, RESOLUTION 01-23-13<\/p>\n<p>1.0<\/p>\n<p>GENERAL REQUIREMENTS<\/p>\n<p>SEE STANDARD SECTION 1: GENERAL REQUIREMENTS<\/p>\n<p>2.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>21<\/p>\n<p>Solar Panel refers to roof mounted panels that use solar energy to<\/p>\n<p>either heat water directly (Solar Water Heating System), or to<\/p>\n<p>generate electricity using photo-voltaic cells (Solar Electric System).<\/p>\n<p>2.2<\/p>\n<p>This section refers only to single story dwellings and the roof section<\/p>\n<p>of buildings that covers the footprint of the Manor; that is unshared<\/p>\n<p>roof space for which the request is being submitted<\/p>\n<p>23<\/p>\n<p>All costs and maintenance of the alteration, present and future, are<\/p>\n<p>the responsibility of the Mutual Member.<\/p>\n<p>24<\/p>\n<p>All costs associated with roof replacement above and beyond the<\/p>\n<p>typical cost for roof replacement that is due to the solar panel<\/p>\n<p>installation shall be borne by the Member(s).<\/p>\n<p>25<\/p>\n<p>Detailed, site specific plans for all water and electrical lines for the<\/p>\n<p>solar panel installation, including penetrations, shall be submitted to<\/p>\n<p>Manor Alterations for approval.<\/p>\n<p>2.6<\/p>\n<p>Structural details and calculations for the installation of the proposed<\/p>\n<p>solar system existing roof structure, signed and wet-stamped by a<\/p>\n<p>California-licensed structural engineer are required to ensure the solar<\/p>\n<p>panel system does not compromise the existing roof structure and<br \/>\nJed<\/p>\n<p>UNITED LAGUNA WOODS<\/p>\n<p>MUTUEL<\/p>\n<p>that the roof is adequate to accept attachments and to support all<\/p>\n<p>applied loadings. Consult with the City for additional requirements.<\/p>\n<p>2.7<\/p>\n<p>Solar Panels installed on any PVC Flat roof under warranty with the<\/p>\n<p>Mutual&#8217;s reroofing contractor shall require the roofing contractor<\/p>\n<p>holding the warranty to complete the roof tie-in work at the member&#8217;s<\/p>\n<p>expense. PVC Flat roofs that remain under a Johns Manville materials<\/p>\n<p>warranty shall require a Johns Manville (JM) Approved Contractor<\/p>\n<p>perform the tie-in work at the member&#8217;s expense.<\/p>\n<p>2.8<\/p>\n<p>Flat roof mounting shall be set with the highest point flush with the top<\/p>\n<p>of the parapet wall so as to be hidden from the ground or surrounding<\/p>\n<p>properties. The lowest point of the solar array equipment shall be a<\/p>\n<p>minimum of 10 inches above the flat roof. The top of stanchions used<\/p>\n<p>to connect the array to the roof shall be water tight and meet or<\/p>\n<p>exceed all current .C.C (International Code Council), State and City<\/p>\n<p>standards.<\/p>\n<p>2.9<\/p>\n<p>The solar panel array must be located a a minimum of 3 feet from the<\/p>\n<p>edge of the roof; and a minmum of 3 feel shall be maintained between<\/p>\n<p>rows of solar panels, and between any architectural features such as,<\/p>\n<p>but not limited to skylights, mechanical equipment, and vent ipes in<\/p>\n<p>order to enable proper access for maintenance.<\/p>\n<p>2.10<\/p>\n<p>Water and electric lines must be set on blocking above the surface to<\/p>\n<p>facilitate re-roofing.<\/p>\n<p>2.11<\/p>\n<p>Detailed plans of the installation of roof jacks should be submitted to<\/p>\n<p>Manor Alterations for approval, and installation of roof jacks, including<\/p>\n<p>hot mopping and\/or flashing, is required to be completed during<\/p>\n<p>original installation.<\/p>\n<p>2.12<\/p>\n<p>Lag screws must have adequate pullout strength and shear<\/p>\n<p>capacities.<\/p>\n<p>2.13<\/p>\n<p>The installer is responsible for maintaining the waterproof integrity of<\/p>\n<p>the roof.<br \/>\nJed<\/p>\n<p>UNITED LAGUNA WOODS<\/p>\n<p>MUTUEL<\/p>\n<p>2.14<\/p>\n<p>Connections to the manor\u2019s electrical system must be coordinated<\/p>\n<p>with the local electric utility.<\/p>\n<p>2.15<\/p>\n<p>Solar Electric Panels, and their associated electrical components,<\/p>\n<p>must be UL approved, or comply with equivalent international<\/p>\n<p>standards.<\/p>\n<p>2.16<\/p>\n<p>A solar panel system can only serve a single manor. Leasing of Solar<\/p>\n<p>Panels is not allowed.<\/p>\n<p>2.17<\/p>\n<p>All solar panel installations located on the roof of a unit must be<\/p>\n<p>inspected and approved by a VMS Inc. Roofing Inspector before the<\/p>\n<p>solar array is installed and again, after roof replacement is complete,<\/p>\n<p>prior to a final inspection of the Mutual Consent.<\/p>\n<p>3.0<\/p>\n<p>OBLIGATIONS<\/p>\n<p>3.1<\/p>\n<p>Member accepts responsibility and agrees to pay for repairs to<\/p>\n<p>common areas, including but not limited to roofing, framing, wiring and<\/p>\n<p>drywall caused, in whole or in part, by Member&#8217;s solar panels or their<\/p>\n<p>installation, operation, maintenance or removal; and, Member accepts<\/p>\n<p>all responsibility for damage to Member&#8217;s Manor or other Manors or to<\/p>\n<p>personal property caused or contributed to by the installation,<\/p>\n<p>operation, maintenance or removal of the solar panels.<\/p>\n<p>3.2<\/p>\n<p>The Member is responsible for, and will bear all costs associated with<\/p>\n<p>removing, altering, covering or reinstalling the alteration as may be<\/p>\n<p>necessary or appropriate to allow the Mutual to conduct maintenance<\/p>\n<p>or repairs of common area. The Mutual will endeavor to give a<\/p>\n<p>minimum of thirty (30) days advance written notice (unless it is an<\/p>\n<p>emergency) of the need to remove, alter, cover or replace the solar<\/p>\n<p>panel. Failure to complete the required work within the allowed time<\/p>\n<p>will require that the Mutual perform the removal, alteration or covering<\/p>\n<p>at the Member&#8217;s cost, which will be billed as a Chargeable Service to<\/p>\n<p>the Member. Re-installation of any components removed by the<\/p>\n<p>Mutual as a chargeable service remains the responsibility of the<\/p>\n<p>member.<br \/>\nJed<\/p>\n<p>UNITED LAGUNA WOODS<\/p>\n<p>MUTUEL<\/p>\n<p>3.3<\/p>\n<p>The Member is responsible for, and will bear all costs associated with,<\/p>\n<p>clean-up or repair of Mutual owned or controlled property made<\/p>\n<p>necessary by or resulting from the alteration.<\/p>\n<p>3.4<\/p>\n<p>All costs associated with roof replacement above and beyond the<\/p>\n<p>typical cost for roof replacement due to the solar panel installation<\/p>\n<p>shall be borne by the Member(s).<\/p>\n<p>3.5<\/p>\n<p>The roof area for possible solar panel installation is allocated only to<\/p>\n<p>the roof space directly above the subject Manor. It is Member&#8217;s<\/p>\n<p>responsibility to ascertain and adapt to any roof interference by vents<\/p>\n<p>or other roof installations already in place.<\/p>\n<p>3.6<\/p>\n<p>Upon sale of Member&#8217;s Manor, all obligations herein shall apply to all<\/p>\n<p>subsequent owners of the Manor.<\/p>\n<p>3.7<\/p>\n<p>If Member discontinues use of the solar panels, Member will remove<\/p>\n<p>the panels, all associated parts, connections and wiring associated<\/p>\n<p>with the solar panels after giving notice to the Mutual through the<\/p>\n<p>Alterations Division. Regardless of roof type, the restoration of the<\/p>\n<p>roof must be performed by the Mutual&#8217;s roofing contractor at the<\/p>\n<p>Member&#8217;s expense.<\/p>\n<p>3.8<\/p>\n<p>When applicable, the solar installer and his roofer will provide a copy<\/p>\n<p>of the composition shingle manufacturer&#8217;s warranty and will provide a<\/p>\n<p>separate labor and materials warranty of 5 years for the composition<\/p>\n<p>shingle roof installation. If any leaks occur on a roof so constructed,<\/p>\n<p>the solar installer will remove the solar equipment, repair the roof and<\/p>\n<p>put back the solar equipment at no cost to the Mutual. If the solar<\/p>\n<p>installer\/roofer chooses not to comply with this requirement, then the<\/p>\n<p>Mutual Roofing Contractor must be hired to do the roofing work at the<\/p>\n<p>member&#8217;s
