1.0<\/p>\n
GENERAL REQUIREMENTS<\/p>\n
1.1<\/p>\n
PERMITS AND FEES: A Mutual Consent for Manor Alterations<\/p>\n
is required for all alterations to the building. A City of Laguna Woods permit may<\/p>\n
be required. All fees for both Mutual and City permits shall be paid for by the<\/p>\n
Member and\/or his contractor. Member and\/or his contractor must supply the<\/p>\n
Manor Alterations Department office with City permit numbers prior to beginning<\/p>\n
work.<\/p>\n
1.2<\/p>\n
MEMBERS RESPONSIBILITY: The Member is solely responsible for the<\/p>\n
maintenance and repair of all alterations to the building. Removal may be<\/p>\n
required upon sale of a manor, or deterioration of the alteration. Further,<\/p>\n
Member(s) are expected to provide neighboring residents an estimated timeline<\/p>\n
for construction, and advance notice of excessive construction-related noise<\/p>\n
that may occur.<\/p>\n
1.3<\/p>\n
CODES AND REGULATIONS: All work shall comply with applicable local,<\/p>\n
state, and federal requirements including but not limited to the current edition of<\/p>\n
the Uniform Building Code.<\/p>\n
1.4<\/p>\n
WORK HOURS: Contractors working for residents at individual manors<\/p>\n
and in carports are permitted to work from 9:00 AM \u2014 5:00 PM Monday<\/p>\n
through Friday. No work whatsoever shall be permitted on Saturday and<\/p>\n
Sunday, and construction is restricted to 6 months out of every 12<\/p>\n
months of the year.<\/p>\n
1.5<\/p>\n
PLANS: The Member applying for a Mutual Consent for Manor Alteration(s)<\/p>\n
shall provide to the Manor Alterations Department a detailed plan(s) for<\/p>\n
approval indicating all work to be done, i.e., size, location, description and<\/p>\n
specifications.<\/p>\n
1.6<\/p>\n
DUMPSITES: The premises shall be kept free from accumulation of waste<\/p>\n
materials and\/or rubbish caused by the construction work. Member and\/or his<\/p>\n
contractor is responsible for removal of debris and excess material and must<\/p>\n
leave work areas “BROOM CLEAN” daily. USE OF COMMUNITY DUMPSITES<\/p>\n
FOR CONSTRUCTION RELATED DUMPING IS NOT PERMITTED.

Contractor’s dumpsters, if required, must have location approved by the Manor<\/p>\n
Alterations Department office.<\/p>\n

CONTRACTOR: Installation must be performed by a California<\/p>\n
licensed contractor of the appropriate trade.<\/p>\n
1.8<\/p>\n
CONTRACTOR’S CONDUCT: Member’s contractor(s), their personnel, and<\/p>\n
sub-contractors shall refrain at all times from using profanity, abusive or loud<\/p>\n
language, and must wear shirts at all times. Radio, MP3, CD or cassette<\/p>\n
players are not permitted on the project site. Contractor personnel will, at all<\/p>\n
times, extend and exhibit a courteous demeanor to residents.<\/p>\n

APPLICATIONS<\/p>\n

Mutual Consent for Manor Alterations shall be issued by Manor Alterations<\/p>\n
Department office to install storage cabinets in carports and breezeways.<\/p>\n
Reference section 3.0 and 4.0.<\/p>\n
2.2<\/p>\n
Mutual Consent for Manor Alterations will not be required for cabinets located<\/p>\n
within patios or balconies. Reference section 5.0 and 6.0.<\/p>\n

All wood cabinets will be constructed per standard plan drawings, and with<\/p>\n
exterior grade wood.<\/p>\n

Refrigerators\/freezers are not permitted in storage cabinets, or on balconies,<\/p>\n
patios, breezeways, or any area outside the manor\u2019s living quarters.<\/p>\n
3.0<\/p>\n
CARPORT CABINETS<\/p>\n
3.41<\/p>\n
Cabinets shall be freestanding and no wider than the carport stall, shall not<\/p>\n
extend outward beyond the raised concrete curb on which it sits, and shall only<\/p>\n
be located under the existing original cabinets.<\/p>\n
3.2<\/p>\n
No cabinet will be installed as to block access to any electrical outlet or water<\/p>\n
valve. A minimum of 6″ on either side of the outlet or valve must be maintained<\/p>\n
3.3<\/p>\n
Wood cabinets will be painted to match the upper existing cabinets.<\/p>\n
3.4<\/p>\n
Plastic molded cabinets must be neutral in color, and may be two-toned<\/p>\n
(lid\/base).<\/p>\n
3.5<\/p>\n
Mutual Consent for Manor Alterations will not be required for plastic molded<\/p>\n
cabinets.<\/p>\n
Multiple plastic molded cabinets are allowed as long as the cabinets match one<\/p>\n
another, and meet all other criteria herein required.<\/p>\n
3.7<\/p>\n
Metal constructed cabinets are prohibited.

BREEZEWAY CABINETS<\/p>\n
4.1<\/p>\n
Breezeway cabinets will only be permitted in the first floor breezeway in Casa<\/p>\n
Linda (11-06 type) and Casa Contenta (KK-08 type) buildings per the standard<\/p>\n
drawing.<\/p>\n
4.2<\/p>\n
Cabinets will be freestanding and placed on wheels as to be easily moved.<\/p>\n
4.3<\/p>\n
Cabinets will be limited to two per breezeway on a first-come, first-served basis<\/p>\n
and will be limited to one per manor.<\/p>\n

Cabinets will be painted to match existing building color.<\/p>\n
5.0<\/p>\n
PATIO CABINETS<\/p>\n
