SUBJECT: GRF Additional Occupancy Fee Increase<\/p>\n
Each unit pays a pro rata share of the GRF basic assessment, whether one or two people live in<\/p>\n
the home. When more than two individuals reside in a unit, GRF charges an additional<\/p>\n
occupancy fee to recover the increased use of GRF amenities and facilities.<\/p>\n
On December 5, 2023, the GRF board adopted Resolution 90-23-69, which set the additional<\/p>\n
occupancy fee at 50% of the GRF total basic assessment per unit per month, rounded to the<\/p>\n
nearest dollar, for each occupant beyond two.<\/p>\n
On September 2, 2025, the board adopted the 2026 Business Plan, which set the GRF total<\/p>\n
basic assessment at $261.92 per unit per month. Beginning January 1, 2026, the additional<\/p>\n
occupancy fee will increase to $131 per month ($262 x 50%). This fee does not apply to<\/p>\n
caregivers, live in or otherwise, who are properly registered with both the state of California and<\/p>\n
GRF.<\/p>\n
If the third occupant is a registered caregiver, only the $50 caregiver fee applies. If the third<\/p>\n
occupant is not a caregiver, the total additional fee will be $181 per month.<\/p>\n
Realtors and escrow officers are requested to inform their staff and clients of these<\/p>\n
guidelines.<\/p>\n
