United Laguna Woods Mutual (stock co-operatives)<\/p>\n<p>b. Third Laguna Hills Mutual (condominiums)<\/p>\n<p>c. Laguna Woods Mutual No. Fifty (high-rise condominiums)<\/p>\n<p>Purchasing property in the community requires applying for membership in the housing<\/p>\n<p>corporation and certain criteria must be met:<\/p>\n<p>a<\/p>\n<p>Age restrictions: To purchase a property, you must be of legal age; however, in order<\/p>\n<p>to reside at least one of the members must be 55 years of age or older; any other<\/p>\n<p>members who reside must be at least 45 years of age, except a spouse, who may be<\/p>\n<p>any age. A disabled child\/grandchild may reside under certain conditions (Section<\/p>\n<p>51.3 of the California Civil Code).<\/p>\n<p>Financial qualifications: Please refer to the Financial Qualifications Policy found on the<\/p>\n<p>Laguna Woods Village website under Sales.<\/p>\n<p>Maximum number of owner-occupied and\/or leased units: Regardless of the number of<\/p>\n<p>condominiums owned in Third Mutual, only two of the properties owned may be<\/p>\n<p>occupied.<\/p>\n<p>Architectural modifications: Any interior or exterior modification requires a phone<\/p>\n<p>call to the Manor Alterations Department office 949-597-4616 before commencement<\/p>\n<p>of any project.<\/p>\n<p>Step 1<\/p>\n<p>The listing agent schedules a First Inspection by submitting the First and Final Inspection<\/p>\n<p>Report Request form (found in this resale packet) before, or as soon as the property is<\/p>\n<p>listed. This report is a required part of the completed packet.<\/p>\n<p>3<\/p>\n<p>Only complete form submittals shall be accepted.
