Also known as cinder block.<\/p>\n<p>2.2<\/p>\n<p>Slump-stone: A concrete block unit that is removed from the mold<\/p>\n<p>before it has a chance to completely set. This causes the concrete<\/p>\n<p>block to keep a slumped appearance resembling the look of an adobe<\/p>\n<p>brick.<\/p>\n<p>23<\/p>\n<p>Decorative block: A type of precast building material that adds both<\/p>\n<p>structural and aesthetic appeal. They are designed with decorative<\/p>\n<p>patterns and shapes to enhance visual interest.<\/p>\n<p>24<\/p>\n<p>Stucco: A construction material made of aggregates, a binder and<\/p>\n<p>water; applied wet and hardens to a very dense solid, grey in color.<\/p>\n<p>Requires painting.<\/p>\n<p>25<\/p>\n<p>Wrought iron fencing: A metal material used mainly for decorative<\/p>\n<p>fencing purposes that is composed entirely of iron.<\/p>\n<p>2.6<\/p>\n<p>Concrete mow strip: A type of concrete curb installed at the lawn<\/p>\n<p>perimeter where it intersects with a different surface allowing for easier<\/p>\n<p>lawn maintenance.<\/p>\n<p>2.7<\/p>\n<p>Stucco screed: A type of flashing installed at the base of an exterior<\/p>\n<p>stucco wall.<\/p>\n<p>2.8<\/p>\n<p>Sill plate: The bottom horizontal member of a wall or building to which<\/p>\n<p>vertical members are attached.<br \/>\n3.0<\/p>\n<p>BLOCK WALLS<\/p>\n<p>341<\/p>\n<p>New walls shall be a maximum of 5 feet high.<\/p>\n<p>A<\/p>\n<p>Exception: Walls adjacent to or adjoining existing walls can match their<\/p>\n<p>height and finish.<\/p>\n<p>A site plan indicating new wall locations and or tie-in to existing wall<\/p>\n<p>locations will be required.<\/p>\n<p>3.2<\/p>\n<p>All new walls shall be of slump-stone style concrete block 4&#8243;x4&#8243;x16\u201d,<\/p>\n<p>4\u201dx6\u201dx16\u201d, or 6&#8243;x6\u201d&#8221;x16\u201d. All wall extensions or tie-in to existing, shall<\/p>\n<p>match existing style and finish.<\/p>\n<p>Alternate: Stucco over CMU may also be used. Stucco texture and<\/p>\n<p>finish to match building stucco.<\/p>\n<p>Block walls to be painted to conform to the Third Mutual exterior color<\/p>\n<p>schemes 1 thru 10, corresponding to their particular geographical<\/p>\n<p>location.<\/p>\n<p>3.3<\/p>\n<p>Walls may have decorative block inserts (excluding cap) providing they<\/p>\n<p>make up less than 1\/3 of the total surface and conform to the rest of<\/p>\n<p>the mutual standard requirements.<\/p>\n<p>3.4<\/p>\n<p>Wrought iron fencing sections may be inserted into slump wall framing.<\/p>\n<p>See Standard 13: Fences, Wrought Iron.<\/p>\n<p>Gate openings are also permissible with the following conditions:<\/p>\n<p>1. A gate that opens into an existing walkway or through way for<\/p>\n<p>egress is allowed.<\/p>\n<p>2. A gate that opens into a Common Area is not allowed.<\/p>\n<p>B. Wrought iron fencing sections may also be inserted between the<\/p>\n<p>existing entry columns as well as between an entry column and an<\/p>\n<p>adjacent wall of a single-story manor.<\/p>\n<p>4.0<\/p>\n<p>PLANTER WALLS<\/p>\n<p>4.1<\/p>\n<p>Planter walls shall be defined as any masonry items set in concrete,<\/p>\n<p>held together with mortar, or more than one course of a masonry item<\/p>\n<p>in height, and shall be subject to the requirements set forth in the<\/p>\n<p>following sections.<\/p>\n<p>4.2<\/p>\n<p>Planter walls shall be no higher than 12&#8243; as constructed along level<\/p>\n<p>surfaces. In areas where irregularities in the grounds exist, additional<\/p>\n<p>courses may add to the height of the wall to maintain a level running<\/p>\n<p>height.<\/p>\n<p>4.3<\/p>\n<p>Placement of planter walls will be parallel to building walls, walkways,<br \/>\nand patios. Planter walls shall not extend out more than 48&#8243; from the<\/p>\n<p>construction area it abuts.<\/p>\n<p>A. Where a planter adjoins a building wall, the dirt top fill level of a planter<\/p>\n<p>cannot be higher than 6 inches below the bottom of a stucco screed or<\/p>\n<p>bottom sill plate.<\/p>\n<p>4.4<\/p>\n<p>A 4-inch-wide by 4-inch-deep concrete mowing strip will be required<\/p>\n<p>alongside the planter wall in all cases where grass abuts the wall.<\/p>\n<p>4.5<\/p>\n<p>Planter walls shall not be built on the berm or crest of any bank or in<\/p>\n<p>yard areas that will create new planting areas not already designated<\/p>\n<p>as such.<\/p>\n<p>4.6<\/p>\n<p>Areas designated as planters around trees may have a planter wall<\/p>\n<p>depending on the type of tree existing due to its growth, root, and<\/p>\n<p>maintenance characteristics. In each case, the Landscape Division will<\/p>\n<p>be consulted concerning trunk coverage and dirt banking at the<\/p>\n<p>base of the tree to ensure that it will not be damaged.<\/p>\n<p>5.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>5.1<\/p>\n<p>This standard applies to a manor\u2019s exclusive use Common Area.<\/p>\n<p>5.2<\/p>\n<p>In all cases, detailed plans must be submitted to Manor Alterations for<\/p>\n<p>compliance review with mutual standards and subsequent approval.<\/p>\n<p>5.3<\/p>\n<p>All new walls cannot encroach on or into Common Area.<\/p>\n<p>5.4<\/p>\n<p>Modifications to existing walls may be subject to review by Manor<\/p>\n<p>Alterations and satisfactory completion of Neighborhood Awareness<\/p>\n<p>Guidelines.<\/p>\n<p>5.5<\/p>\n<p>Excess mortar at all block joints to be removed.<\/p>\n<p>5.6<\/p>\n<p>Weep (or drainage) holes of the proper size and location to be provided<\/p>\n<p>in walls as needed.<\/p>\n<p>6.0<\/p>\n<p>SPRINKLERS<\/p>\n<p>6.1<\/p>\n<p>Any modifications to mutual\u2019s existing sprinkler systems as a result of<\/p>\n<p>new wall additions are only to be done by the mutual\u2019&#8217;s landscape<\/p>\n<p>crews. The member is responsible for any and all costs associated<\/p>\n<p>with these modifications.<\/p>\n<p>6.2<\/p>\n<p>Any sprinkler systems added within the exclusive use Common Area<\/p>\n<p>are the sole responsibility of the member and cannot be connected to<\/p>\n<p>the Mutual&#8217;s landscape systems.<br \/>\n7.0<\/p>\n<p>MAINTENANCE<\/p>\n<p>71<\/p>\n<p>The member is responsible for all ongoing maintenance, upkeep and<\/p>\n<p>appearance. The mutual may take further action if necessary to<\/p>\n<p>maintain safety and appearance concerns.<\/p>\n<p>The member<\/p>\n<p>es<\/p>\n<p>responsible for any and all costs associated with these modifications.<\/p>\n<p>7.2<\/p>\n<p>Should it become necessary to remove improvements for required<\/p>\n<p>maintenance of mutual properties, the member will be responsible for<\/p>\n<p>removal and replacement of said
