The system consists of<\/p>\n<p>\u00ab@ n<\/p>\n<p>an outdoor unit (condenser) and an<\/p>\n<p>indoor unit (air handler), located in<\/p>\n<p>Fumi<\/p>\n<p>&gt;<\/p>\n<p>the attic or a closet. The ductwork<\/p>\n<p>Air Handi<\/p>\n<p>for this type of system is typically<\/p>\n<p>located in the attic space. Air supply<\/p>\n<p>registers are located in each room<\/p>\n<p>\u00a2<\/p>\n<p>with one return air grill centrally<\/p>\n<p>located.<\/p>\n<p>The Ductless Mini-Split<\/p>\n<p>23<\/p>\n<p>MINI SPLIT DUCTLESS SYSTEM:<\/p>\n<p>INDOOR AIR<\/p>\n<p>HANDLER<\/p>\n<p>OUTDOOR<\/p>\n<p>CONDENSER<\/p>\n<p>A system that provides both heating<\/p>\n<p>(<\/p>\n<p>(heat pump) and cooling without the<\/p>\n<p>d<\/p>\n<p>|<\/p>\n<p>During Cooling the Process is Reversed<br \/>\nuse<\/p>\n<p>of<\/p>\n<p>ducts.<\/p>\n<p>El<\/p>\n<p>system<\/p>\n<p>consists<\/p>\n<p>of<\/p>\n<p>one<\/p>\n<p>outdoor<\/p>\n<p>unit<\/p>\n<p>(compressor\/condenser) and one to four room oriented indoor units (air<\/p>\n<p>Each<\/p>\n<p>handlers\/evaporators).<\/p>\n<p>indoor unit has separate temperature<\/p>\n<p>controls.<\/p>\n<p>24<\/p>\n<p>THROUGH THE WALL UNITS: A self-<\/p>\n<p>contained<\/p>\n<p>unit<\/p>\n<p>framed and mounted<\/p>\n<p>through an opening in the wall. There are<\/p>\n<p>\u2014<\/p>\n<p>several variations:<\/p>\n<p>A<\/p>\n<p>A<\/p>\n<p>PTAC: Packaged Terminal Air<\/p>\n<p>Conditioner. Able to provide both<\/p>\n<p>heating and cooling.<\/p>\n<p>Air Conditioners:<\/p>\n<p>1<\/p>\n<p>Units that provide cooling only.<\/p>\n<p>2<\/p>\n<p>Units that provide cooling and electric heat (heat<\/p>\n<p>pump) (lower BTU capacity)<\/p>\n<p>Units that provide cooling with a heat pump (higher<\/p>\n<p>BTU capacity)<\/p>\n<p>25<\/p>\n<p>SEER: Seasonal Energy Efficiency Ratio a rating that measures how<\/p>\n<p>efficiently an air conditioner operates.<\/p>\n<p>2.6<\/p>\n<p>HSPF: Heating Seasonal Performance Factor a rating used to measure<\/p>\n<p>the heating efficiency of a heat pump.<\/p>\n<p>2.7<\/p>\n<p>dB: Decibel a unit used to measure the intensity of a sound.<\/p>\n<p>2.8<\/p>\n<p>CATWALK: a narrow access way to support a technician in an attic<\/p>\n<p>space, used for servicing equipment.<\/p>\n<p>2.9<\/p>\n<p>CHASEWAY: An enclosure through with equipment piping is run to<\/p>\n<p>connect an exterior component to an interior component.<\/p>\n<p>3.0<\/p>\n<p>APPLICATIONS<\/p>\n<p>341<\/p>\n<p>All new installations and changeout of HVAC equipment require a mutual<\/p>\n<p>consent.<\/p>\n<p>3.2<\/p>\n<p>Architectural scaled floorplans indicating all details and component<\/p>\n<p>locations are required.<\/p>\n<p>A<\/p>\n<p>Architectural and\/or engineering plans and details are required<\/p>\n<p>for<\/p>\n<p>all<\/p>\n<p>modifications<\/p>\n<p>to<\/p>\n<p>the existing buildings structural<br \/>\ncomponents.<\/p>\n<p>1<\/p>\n<p>Modifications to existing building truss systems are<\/p>\n<p>prohibited.<\/p>\n<p>B<\/p>\n<p>All manufacturers unit system specifications are required with<\/p>\n<p>submittal.<\/p>\n<p>3.3<\/p>\n<p>Asbestos abatement may be required. Any interior modifications will<\/p>\n<p>require a review by the City of Laguna Woods Building Department.<\/p>\n<p>3.4<\/p>\n<p>Air-source heat pumps SEER and HSPF ratings must comply with<\/p>\n<p>current California Energy Codes.<\/p>\n<p>3.5<\/p>\n<p>All HVAC systems must be properly sized for the space to be<\/p>\n<p>conditioned. Oversizing may be detrimental<\/p>\n<p>to performance and<\/p>\n<p>efficiency. Verify manufacturer specification recommendations and or<\/p>\n<p>system requirements with the HVAC contractor.<\/p>\n<p>A<\/p>\n<p>Only one HVAC forced air split system or mini split system is<\/p>\n<p>allowed per manor.<\/p>\n<p>3.6<\/p>\n<p>All \u201cpackage\u201d units containing both<\/p>\n<p>Typical sizing for<\/p>\n<p>heating and cooling in one unit are<\/p>\n<p>74\u201d wide by 48\u201d<\/p>\n<p>three-ton system<\/p>\n<p>[i 1<\/p>\n<p>prohibited due to system sizing.<\/p>\n<p>deep by 40\u201d high<\/p>\n<p>4<\/p>\n<p>|<\/p>\n<p>|<\/p>\n<p>[|<\/p>\n<p>I<\/p>\n<p>[|<\/p>\n<p>le<\/p>\n<p>3.7<\/p>\n<p>Equipment<\/p>\n<p>locations:<\/p>\n<p>Todo<\/p>\n<p>exterior<\/p>\n<p>equipment<\/p>\n<p>locations to be reviewed and approved in the mutual consent review<\/p>\n<p>process.<\/p>\n<p>A<\/p>\n<p>All forced air condenser units and condensers located on<\/p>\n<p>ground floor must be within 24\u201d of the building wall and mounted<\/p>\n<p>on a manufactured non-metallic pad.<\/p>\n<p>1<\/p>\n<p>Units must maintain sufficient clearance from windows,<\/p>\n<p>other equipment, utility boxes, vents and walkways as<\/p>\n<p>per current California Building Code requirements.<\/p>\n<p>All locations visible to two or more residential buildings<\/p>\n<p>o<\/p>\n<p>public walkways must<\/p>\n<p>provide an aesthetic<\/p>\n<p>landscaping enclosure. Design, layout, and installation<\/p>\n<p>to be determined by<\/p>\n<p>the mutual\u2019s<\/p>\n<p>landscape<\/p>\n<p>department at the members expense.<\/p>\n<p>A landscape<\/p>\n<p>request form must be<\/p>\n<p>included<\/p>\n<p>in the submittal<\/p>\n<p>package.<\/p>\n<p>All existing landscape and irrigation revisions required<br \/>\nto accommodate ground level<\/p>\n<p>locations must be<\/p>\n<p>performed by the mutual\u2019&#8217;s landscape department at<\/p>\n<p>the members expense.<\/p>\n<p>A landscape request form<\/p>\n<p>must be included in the submittal package.<\/p>\n<p>Mini split condenser can be installed on a balcony provided<\/p>\n<p>there is sufficient physical floor \/ wall space and provided there<\/p>\n<p>to meet<\/p>\n<p>clearance<\/p>\n<p>is space<\/p>\n<p>manufacturer&#8217;s operational<\/p>\n<p>requirements.<\/p>\n<p>1<\/p>\n<p>See Section 7.3 Building Maintenance Requirements<\/p>\n<p>Physical space dependent, all top floor manors may roof mount<\/p>\n<p>or condensing units on flat roofs provided that the installation<\/p>\n<p>conforms to the following requirements:<\/p>\n<p>1<\/p>\n<p>Structural review and documentation by a licensed<\/p>\n<p>architect or engineer will be required for verification of<\/p>\n<p>existing roof to support new HVAC unit.<\/p>\n<p>Units must be on a raised platform per Section 8.<\/p>\n<p>All roof penetrations to be performed by a licensed<\/p>\n<p>roofing contractor. Roofing contractor information to be<\/p>\n<p>supplied with mutual consent submittal.<\/p>\n<p>a<\/p>\n<p>If a PVC<\/p>\n<p>roof<\/p>\n<p>is still<\/p>\n<p>under<\/p>\n<p>installation<\/p>\n<p>warranty (installed within the last five years)<\/p>\n<p>the member must use the company supplying<\/p>\n<p>the warranty for any roofing repairs.<\/p>\n<p>Mm<\/p>\n<p>Manufacturer&#8217;s Warranty: All roofing<\/p>\n<p>repairs require a Johns Manville<\/p>\n<p>certification.<\/p>\n<p>4<\/p>\n<p>Proposed roof locations can not impede on space<\/p>\n<p>allocation for solar panel installations.<\/p>\n<p>3.8<\/p>\n<p>All exterior units must have a manufactures specification rating while<\/p>\n<p>operating of 65 db. or less.<\/p>\n<p>3.9<\/p>\n<p>Exposed exterior electrical conduit and boxes can run a maximum of<\/p>\n<p>15 feet and must be painted to match the surface it is attached to.<\/p>\n<p>3.10<\/p>\n<p>Chaseway Requirements:<\/p>\n<p>A<\/p>\n<p>Exterior Chaseways:<\/p>\n<p>1<\/p>\n<p>All exterior components that connect the exterior unit<\/p>\n<p>to the interior unit must be encased in a single, half<\/p>\n<p>round, square or rectangular sheet metal two-piece<br \/>\nchaseway. Chaseway to be painted to match the color<\/p>\n<p>of the wall to which it is attached.<\/p>\n<p>Water tight seals must be provided around all<\/p>\n<p>penetrations.<\/p>\n<p>The chaseway must be made rodent proof by<\/p>\n<p>installing wire mesh at the bottom of the chaseway.<\/p>\n<p>The use of steel wool is not allowed. Pest control<\/p>\n<p>expanding foam may be installed in addition to the<\/p>\n<p>wire mesh as long as it is properly trimmed without<\/p>\n<p>any visible overflow.<\/p>\n<p>The length of chaseway runs are limited. Vertical:<\/p>\n<p>May not exceed the minimum length needed to<\/p>\n<p>reach<\/p>\n<p>the ceiling\/attic space of<\/p>\n<p>the manor.<\/p>\n<p>Horizontal: May not exceed a maximum of 15 feet.<\/p>\n<p>All chaseway runs must be indicated on floorplan<\/p>\n<p>and elevations.<\/p>\n<p>a<\/p>\n<p>Any exceptions will require a variance.<\/p>\n<p>Cornice Moldings: If cutting of cornice moldings are<\/p>\n<p>required; removing the effected section of molding,<\/p>\n<p>cutting the metal flashing at both ends, applying<\/p>\n<p>sealant under the metal flashing, bending the metal<\/p>\n<p>flashing to be flush with the wall and fastening the<\/p>\n<p>metal flashing in place using screws. Apply sealant<\/p>\n<p>as needed. Seal the cut ends of the cornice<\/p>\n<p>moldings.<\/p>\n<p>B<\/p>\n<p>Interior Chaseways:<\/p>\n<p>1<\/p>\n<p>Components cannot run exposed.<\/p>\n<p>2<\/p>\n<p>Components can be run:<\/p>\n<p>a<\/p>\n<p>Through attic space<\/p>\n<p>b<\/p>\n<p>In wall cavities<\/p>\n<p>Cc<\/p>\n<p>Behind crown molding<\/p>\n<p>3<\/p>\n<p>Exceptions will be subject to review and may require<\/p>\n<p>a variance.<\/p>\n<p>3.11<\/p>\n<p>In no case are any HVAC modifications to leave a manor without a heat<\/p>\n<p>source.<br \/>\n4.0<\/p>\n<p>FORCED AIR CENTRAL SPLIT SYSTEMS<\/p>\n<p>4.1 Air Handler Requirements:<\/p>\n<p>A<\/p>\n<p>Attic installation to include installation of attic light and sufficient<\/p>\n<p>catwalk to equipment to allow for repair or replacement.<\/p>\n<p>Water Heater Closets: For air handlers installed in water heater<\/p>\n<p>closets, the closet must be of sufficient size of allow for unit<\/p>\n<p>servicing and provide for proper ventilation of return air.<\/p>\n<p>5.0<\/p>\n<p>MINI SPLIT DUCTLESS SYSTEMS<\/p>\n<p>5.1<\/p>\n<p>See Section 3.9 for all chaseway requirements.<\/p>\n<p>6.0<\/p>\n<p>THRU WALL UNITS<\/p>\n<p>6.1<\/p>\n<p>Window mounted units are prohibited.<\/p>\n<p>6.2<\/p>\n<p>All through wall units to have condensate evaporators. Exceptions<\/p>\n<p>subject to review and approval through Manor Alterations plan review<\/p>\n<p>process.<\/p>\n<p>6.3<\/p>\n<p>New replacement units to be installed in existing knock-out framed areas.<\/p>\n<p>A<\/p>\n<p>Alternate location requests must be reviewed and approved<\/p>\n<p>through<\/p>\n<p>the Manor<\/p>\n<p>Alterations<\/p>\n<p>plan<\/p>\n<p>review process.<\/p>\n<p>Consideration will be given to proximity of adjoining manors<\/p>\n<p>and overall building aesthetics.<\/p>\n<p>Units may not be located or project into any walkway,<\/p>\n<p>breezeway or interior court of a multi-unit building.<\/p>\n<p>In the event an existing sleeve location is not reused:<\/p>\n<p>1<\/p>\n<p>The interior opening is to be insulated and patched<\/p>\n<p>as necessary to maintain the waterproof integrity of<\/p>\n<p>the wall. Finish to match the existing interior finish.<\/p>\n<p>The exterior framework and grill can remain. Paint to<\/p>\n<p>match exterior surroundings.<\/p>\n<p>7.0<\/p>\n<p>MAINTENANCE &amp; OWNERSHIP<\/p>\n<p>71<\/p>\n<p>The member is responsible for all direct and indirect costs associated<\/p>\n<p>with HVAC systems modifications and installations.<\/p>\n<p>7.2<\/p>\n<p>The member is responsible for all costs associated with on-going<\/p>\n<p>maintenance and appearance of HVAC systems.
