1.0 GENERAL REQUIREMENTS<\/p>\n

2.0 APPLICATIONS<\/p>\n

Screws, nails, or any type of penetrating attachments are prohibited. Only<\/p>\n
glues or adhesive strips may be used to attach carpets to concrete surfaces.<\/p>\n
Mortar, cement, etc., may be used for tile.<\/p>\n
2.2<\/p>\n
Floor coverings shall not be installed on any walkway or breezeway.<\/p>\n

The color, style, fashion, or design of any floor covering shall be optional.<\/p>\n
24<\/p>\n
Glazed tile, due to its slippery surface, is prohibited for use as a floor<\/p>\n
covering.<\/p>\n
25<\/p>\n
Floor coverings are installed by the Members at their own risk. Any damage<\/p>\n
caused by any building activity, including building maintenance, shall be the<\/p>\n
resident’s responsibility.<\/p>\n
2.6<\/p>\n
Painting of concrete is prohibited.<\/p>\n
2.7<\/p>\n
The placement of indoor\/outdoor carpeting is prohibited on any surface<\/p>\n
which is supported by wood (such as balconies, patios, decks, entryways,<\/p>\n
elevated and regular breezeways).<\/p>\n
2.8<\/p>\n
Concrete stain and epoxy coatings are permitted on concrete slabs in patios,<\/p>\n
atriums, and courtyards only. These coatings are prohibited on Common<\/p>\n
Area walkways.<\/p>\n
3.0 MAINTENANCE<\/p>\n

Members must maintain floor coverings in good condition at all times.<\/p>\n
Members shall repair or replace damaged or worn floor coverings.
\n3.2<\/p>\n
Members shall be responsible to remove and replace any floor covering for<\/p>\n
access to the subsurface for purposes of inspection, repairs or maintenance.<\/p>\n
3.3<\/p>\n
Members assume all responsibility for tile that cracks or become loose.<\/p>\n
3.4<\/p>\n
Members assume responsibility for any building damage occurred due to the<\/p>\n
installation of a floor covering.<\/p>\n
3.5<\/p>\n
On wood frame balconies, the floor covering must be removed as needed to<\/p>\n
permit access for inspection and maintenance at the member’s expense. If<\/p>\n
the floor covering restricts the Mutual from performing periodic or preventive<\/p>\n
maintenance activities, the Member shall be responsible for all damages<\/p>\n
caused by the lack of maintenance.<\/p>\n
3.6<\/p>\n
If the floor covering holds moisture, restricts water drainage, or causes<\/p>\n
moisture related damage, the Member shall be responsible for all costs<\/p>\n
